Default owner-finance, affordable land/home can be found

For those of you who have been following our saga -- and for those who will come along later and ask -- I am pleased to report that today we closed on a home.




Our original criteria:
at least a couple of acres
livable structure
well and septic
within "reasonable commute" of Bangor
cable or stable business-class DSL Internet
under $50K
owner finance

What we got:
4 high and dry clear grassy acres
2 BR 2 BA newer single wide mobile home on cement slab, properly installed
well and septic
in West Corinth (about 1/2 hr from my part time job on the Bangor Waterfront)
RoadRunner
$70k, 10% down
owner finance, 20 yrs, no balloon payment or other weird stuff, decent interest rate
owner is a good woman who is moving ahead in her life, not an "investor out to make a quick buck"

We move tomorrow with the help of friends.

To get to this point we had to kiss a LOT of frogs, pick through what seemed to be an endless array of haystacks looking for the needle. We were "a day too late", found things that were overpriced, with nasty sales contracts, just designed to allow the owner to forclose and sell it again, several helpful real estate agents who could not, for all their trying, deliver on a owner-fi property that met our needs and in the process we saw, as one friend put it "the interesting side of Maine real estate"... I'd say more like lots of potential locations for Stephen King novels! LOL

But in the end, IT found US by the way of our ad in Uncle Henrys. It was first offered at over $100K and I turned the lady down flat and rather abruptly. She called back weeks later to ask what our price range was (I had deliberately not stated it in the ad) and when I told her she informed me she had lowered the price twice... and I was willing to look and consider, as it did have 4 acres. The rest proceeded from there.

For those who wonder why I have not been posting the saga, just let me say that I personally got tired of the repeated burst of excitement followed by the letdown and didn't want to write it -- let alone subject everyone to reading the "not THAT again..." chronicles.

I am here reading from time to time but other issues have resulted in my reluctance to write much in this venue. And that is the last word on that subject.

I will see y'all hopefully at the Meet and Greet at Sea Dog next month, and for those who are up to yet ANOTHER trip to the Bangor area, our housewarming will be Sept 13... potluck... DM me for directions by way of RSVP.

I am not sure if it is staying... the owner said she was leaving me "some presents"... I could keep and use or pass along to someone else... so we will see...

Most of what is lawn now will be plowed up this fall and planted to -- something -- come spring... either berries or trees of some sort or garden and under the trees, wildflowers.

I don't DO lawn, except as a place to plant the grill, potty the pup and hang the wash and that sure don't take 4 acres! LOL

But there will be likely some walkways between the plots where the grasses and wildflowers will get pruned now and then, when they start slowing down my pulling of the garden cart.

I would rather let things grow a little taller and learn to use a sythe.
