Default Madawaska

There is a plot that I am considering buying in Madawaska. They tell me that the land was part of a Public school use deal that I do not fully comprehend (I am russian, but not stupid).

I am asking because it seems to be a very nice piece of land and I would like to build a home on it.

I suppose that I have two questions.

A. Is there a law that states that even though I own the land outright, I still cannot build on it?

-and-

B. What is the average depth on has to drill to get water? The land is located just East South East of Long Lake.

When towns in Maine were first formed a few lots were set aside to support the schools. The town would manage the lot until a school was built and then the school would manage the lot. Proceeds from the sale of timber from the lot went to support the schools.

Some towns were never successful and people moved away. The school lots were auctioned off to the highest bidder and most former school lots today are privately owned. As long as you have a title search done and buy title insurance you can buy a school lot or part of a school lot and not need to worry.

That would depend on how the land deed is worded and if there are any restrictions placed on the land by prior owners. That is a question best answered plot by plot when it comes to land. Not even sure where you would research that information on your own. It SHOULD be disclosed if there are any restrictions placed on the land. If it is free from restrictions it might still be a problem if it is deemed to be wetlands, or other "sensitive" land . Wish I could be more help on this one.

That is also a question that can have different answers depending on even where on the land you drill the well. I have seen wells 150' apart hit water at depths of 60' and the other not until 275'. Check the land around the parcel you are looking at and see where they hit their water. Newer wells are recorded and you should be able to access those records through the state. I know several people that have camps around Long Lake up there and the one I know of hit GREAT water flow at 75', the others I never heard how deep their wells were.

Madawaska is a nice little place.

ESE would put you closer to Van Buren though wouldn't it? Unless it is just on the east side around St. David area.
