A mobile home can be a good decision if its cheaper than rent or overpriced houses. How much do houses cost in your area of Maine?

In and around Bangor they are 100,000 for something livable. Above 130,000 you can have a nice but not grand home.
Rockland is another story because of the coastal area. 170,000 and up. Look online at the Republican journal and bangor Daily news. A great site with house tours is Realtyofmaine.com All the MLS listings are there.

First I should preface this with the fact that I have not priced trailers in Maine. I have however had the opportunity of having sat in an American Legion while two guys were discussing buying and selling trailers. Double wides and single wides. They buy trailers [over ten years old] for as low as $3,000, clean them up, and sale them for $10,000.
One guy was very proud that he had bought and sold the same trailer three times.

If you can afford $100k, get a real house. Otherwise you can have mobile home on your own land for $20k to $50k depending on size of mobile home and land. I dont really like mobile homes in cold climates cause they lack insulation and the heavy snowfall can breech the roof. Mobile homes are cheap everywhere so I would be staying in Florida, I can get a mobile home there on an acre of land for $50k in north FL. No mobile parks to pay, you own the land

A well can cost you around $3k.
A septic system $2k to $4k [depending on how much of the work you do yourself]. Ours ran closer to the $2k.
As far as snow load concerns, I have seen one trailer that had caved in from snow load. It was well over 20 year old, and had been abandoned.
I see plenty of them that are under 20 years old, and they handle the snow fine.
I also see, that around here it is very common for trailers to later have a pole barn built around them, which keeps the weather completely off them, and allows for wrap around porches. Those homes appear to be fairly warm.
Also one option that I have seen for home building is to start with a trailer. Then build a roof over it. Then extending the roof out in all directions for porches. Then enclosing the porches. Then dropping one end wall and towing the trailer out from inside, and building a floor where the trailer had been. and selling the trailer. After you have settled into the trailer, and finished all hookups, folks can do each of these other steps one year at a time, and in five years be selling the trailer.
My digital camera has died otherwise I could take a very pictures of the ones I see from the road, that are in various stages of this process.
I have not seen any of those collapse from snow load.

Cost of well is related to depth you need to go for water, 5,000 to 10,000 usually. Septic cost vary depending on the need for blasting rocks ect., if you have a good workable spot 7,000 to 10,000. Land can be bought for all prices. Maine state government is beginning to frown on people moving to the unorganized territories. It is costing the state mucho dollars to provide necessary services. This land is very reasonable but remote. There are lots and acrerage available in smaller organized towns that is still quite cheap..20,000 and up, some less. Some towns have ordinances restricting older trailers but I think you could pick up a 10 year old one for 10,000 or so.

I had not heard anything to imply that anyone is 'frowning' on immigration here.
I am 7 miles from a I-95 onramp/offramp, and 12 miles on the freeway get me into Bangor. From the freeway to here it is good road all the way, power lines and phone lines are right at the pavement. A school bus stops at our driveway every school day for the kids. And the sheriff cruises our road once a day. I would not consider our unorganized township to be 'remote'.
Statements like that make the idea of moving to an 'unorganized township' sound very negative. When I do not think that you have any solid reasoning behind the negative tone.

The costs of drilling a well does vary according to how deep you must drill it. That is correct.
The costs of putting in a septic system also varies according to soil types and drainage.
The prices that I quoted are what it cost us. My well was put in two years ago, my septic last year.
So these are not out of date price ranges either.

Thanks for your input everyone! It's definitely something to think about. Although at this point I think we're leaning more to renting and then buying in the future. Who knows, if we can make a decent profit on our current house, we may just buy a house right away. That would be ideal, especially since we have 2 dogs.
