We have ownded our house for 1 1/2 years now and our house has been winterized. The oil tank has been empty now for 1 year with everything turned off. We are moving up in 2 weeks and going to sleep in our cottage which has been running since we owned it with water / oil etc until we get the house ready.

My question is... I am having oil delivered for as we arrive... What should I have done before we turn everything on? I remember reading on here before with someone in the same situation and I forget exactly what was said and recommended. Something with service to the heater or lines? And whats the usual cost so I can compare to people I call.

Welcome home! My two cents: have the oil tank filled & then bleed the line & change the filter on it. If it has been sitting empty, or probably almost empty for awhile, there's probably some gurry that will be stirred up when the tank gets filled. That said, I would find out who's a reputable boiler guy, perhaps that will be someone from the place that supplies your fuel oil, or perhaps it will be an independent guy. Last time I had a boiler "cleaned" & the filter changed (and whatever else he did routinely), and that was two years ago, it was $60 by an independent guy.

When we bought this house it had been empty for a year. It had been drained and winterized. We had oil put into the tank and the furnace prepped and started. Talk to NMLM if you get a chance, he knows all about this stuff!

I recommend pressurizing your water system from an outside faucet with air at 30 PSI. That way you can go around and hear a leak and fix it rather than clean up the mess from a big water leak. Works for me.

The burner service recommendation above is good too.
