Our friends are in the program and there Sept. mortgage has not been paid. They have been in the program for a year now and the mortgage payments were late every month.

I am calling for help from any one in a position to help these folks who got involved without knowing what was up. Does any one have a good Real Estate Attorney in Maryland or Virginia to recommend? Any attorney's who would like to throw their hat in the ring and offer free or discounted services? Any other appraisers from other areas who would do free or reduced fee Field Reviews for these folks and turn in misleading appraisals? These folks where taken in and lied to from all different angles. Those who are outraged and ashamed that this can happen in our industry can help in cleaning it up. Anyone?

I was reading through the previous posts and saw that Ralph Malph posted he was looking for an article talking about a similar scam in California. I also read that article. I believe in was from a February or March newspaper article. It talked about a "POS Lender" (which went totally over my head at the time.) It also talked about a neighborhood that had alot of homes purchased through this scam that is now full of foreclosures. It talked about how the prices were artificially inflated through this scam and now they are in desparate straights. I was wondering if anyone also saw the article or has the link? I have lost the article I printed.

Does anybody know a good Real Estate Attorney in Maryland? I'm one of the idiots that have been GOT!! Luckily, I didn't give them the 50K! But, they got me into a house that I have been paying for on time monthly.... I conversed with another real estate agent yesterday and was told that they (Metro and associates) had to have lied and falsified documents to get me qualified for the home WITHOUT my knowledge (e.g. appraisal, stated income etc...). Lastly, if they submitted false information for me to qualify WITHOUT my knowledge..... is the contract still binding???

ACA - Is or was MDH paying your mortgage? If so, how did you avoid giving them the 50,000 minimum to enter the program? Also, what ever financing you got, you had to sign the paper work stating all the info was accurate. So how could you not know what the stated income was? Luckily you are able to make the payments. What I don't understand is... how did you get got?
Also the financing has nothing to do with the sales contract. The financing is between you and the lender. The sales contract is between you and the sellers. They have nothing to do with your financing. Sounds like you didn't read your loan application thouroughly before signing.

A lot of people jumped into this program blindly. All they thought about was the fact that they were getting an expensive home that they never thought they'd be able to have and just started signing anything in front of them without actually reading it entirely. Or even ask questions. Stated income loans will get you in trouble if you lie about your income. Some lenders will increase your income on the application for you to qualify and will have you sign it stating all the information is accurate.

A.C.A, did you get out of paying the $50,000 due to the financing of the loan for your property? I am assuming they, MDH, had the appraisal of the property magically come in at $50,000 above the purchase price (perhaps more?) with the loan in your name only.
Go through this thread and contact the MD AG today and file a complaint and offer to assist them in their investigation. Ask them to refer a good real estate attorney too.
