My sister owns a house in Ocean Pines that originally belonged to my grandparents. In the beginning, Ocean Pines was more of a summer vacation sort of place. Now, many of the homes are being built for year-round residency. My sister only uses her house for vacations. They go quite a few times a year. Its really starting to get built up. There are homes in the pines (woods) and homes built right on the bay. They have a community center, fire department, pool, park/playground and I believe a store. I use to go there when my grandparents owned the house. I rode my bike everywhere and went crabbing on the bay. I think the housing is at a premium right now and might be a little pricey.

Ocean Pines is a comfortable and peaceful private community, with over nine miles of waterfront properties and old-growth trees throughout its 3,500 acres. Situated less than five miles from Ocean City and the Atlantic Ocean, residents here tend to spend the majority of their free time outdoors. Here you will find two marinas, a sprawling tennis complex, five community pools, and several lakes. There are also a variety of sports fields and courts, playgrounds and hiking trails.
But perhaps the highlight of Ocean Pines is its golf course. Designed by the legendary Robert Trent Jones, Sr., this course is the Delmarva Peninsula's only championship 18-hole course. Its design incorporates heavily guarded greens and tree-lined fairways, and is often referred to as one of the most challenging courses on the entire east coast. The facility also features a double ended driving range, chipping and pitching green, two putting greens, and two practice sand bunkers.
I looked at some home listings for that area and $500,000 is about the going rate for a 3 bedroom rancher.

I live in Ocean Pines, moved here from Metro Wash DC area 14 yrs ago, raised daughter and she doesn't want to live anywhere else, either. I think it's great and many do end up retired here.
i have friends who are active in nearby Temple Bat Yam who would most likely be happy to clue you in on that question you had.
Frankly, many affordable homes here for non-first time homebuyers who will downsize some. Depends on current situation- resort homes near the beach will be more $$ than places near nothing.

My parents retired early and move to The Parke in Ocean Pines. They absolutely love it. It's a great place to entertain friends and family of any age. My Dad golfs twice a week and has a boat on the bay. The community is quite active and has a nice clubhouse.

We have our second home in Ocean Pines and we love it! It's "beach" lifestyle without all of the hustle and bustle of downtown Ocean City. Just minutes down 90 and you'll be at the beach. Ocean Pines has it's own parking area and beach club/pool at the beach which is nice.

Beware Of The Ocean Pines Association Board!
I moved here with my 10 yr. old daughter last August. The community is rather nice, however the average age of the residents is 60+. And, they are not open nor friendly to the younger generation. My daughter was riding her bike with a friend and an older gentlemen scared them by telling them they were forbidden to ride in front of his house. I live in the golfing community. Also, the Ocean Pines Home Owner Board is more like the Gustapo than an elected group of individuals. In fact, it's soooo bad that there are 2 open seats on the board up for election and nobody wants to run because it's in such a disarray. This last term the members themselves are trying to overthrow each other and they feel it's their God given right to envade your privacy AT ANY TIME. The back of my house faces the woods with no houses so they blinds in my bedroom are left half open to alow the small amount of sunlight to come thru. Within the past year I've found OPA gentlement snooping around my property with no notice and looking in the windows while I was getting out of the shower. So, if you are considering living here please dot all of your p's & q's before signing on the dotted line. The utility gas rates and electric rates are extremely high and being that you have no competition within they can set the rates and we have no choice. Trust me, I was warned before moving into the pines and I didn't listen. My new house is will be going on the market next fall and I can't get out of here fast enough. - Also, please take into consideration that there is absolutely no culture here... only older people, golf and bars. Maybe that's your cup of tea but I am trying to raise a daughter in a town of drunks...... Sorry to bust your bubble but someone should warn you.....

Ocean Pines is nice, my cousin lives there (she's 29) year round as she works as a bartender in Ocean City. The entire area is covered under a homeowners association.
