I think those who flock to Charles County are those who are low income.
I went to a few builders open homes in PG county where the prices are 850k and up and when I look at those who are living in the community it is young educated blacks sometimes I feel like knocking on these people doors and asking them what they do for a living and if their company is hiring.
People make it seems as if there are no poor whites or I guess we call them working class people but when referring to poor Blacks we just call them either inner city or poor blacks.

I see nothing but successful Blacks in PG county and those who are trying to move up in live but people on this forum place every PG county citizen as we all want to move out of PG county which is not true. I have never spoke to any of my neighbor and hear one mentioned moving to Charles County. Most of my neighbors do not even go to Charles County.


I love love love living in PG county and I am blessed that my family can afford living here and be among such wonderful family going people. No I do not have to live among whites to feel safe. I live among very educated blacks who are as nice/family friendly and care about their communities are whites.

I went to a few existing open homes and I have notice more and more whites looking to buy in the area.
You generation come off as a racist. What you doing is generalizing the county as a whole.

Of all the new communities going up in PG, about 98% of the homes in these communities are being purchased by Blacks. Therefore, that's a big problem when it comes time for you to sell in that community.

What??? Why are you so stuck on this one shopping center. I think both of these shopping centers are nice but since you say PG county resident have no shopping/dining except these two can you find me any thing in the other Counties in Maryland that have anything close to The national Harbor as a matter of fact here
is the website so you can google other areas in MD that might have better upscale dining/entertainment/shopping then what we have here is gorgeous Prince Georges

I think you are still think as PG County 10 yrs ago. Do you know PG county have plenty of new shopping centers/mall. We have everything in PG County and if its not here it will be here in the next yr or so. I hear people complain or PG county does not have a whole foods guess what we will in couple of months. I hear PG county does not have upscale shopping/entertainment yes we do now. What about the National Harbor. No county in Maryland have anything that can even compare to the dining/entertainment as PG county but yet those are over looked. We have it all here.

Iscalder here is the deal. Alot of people that move to Charles county aren't broke. There are a lot of successful black couples who are flocking to Charles County. My wife and I are a relatively young couple we pull in at least 120,000 a year together. Not bad. The county is now majority black. So It's a lot of middle class and upper middle class are moving there for that reason. We could afford a 350,000 house, but taxes living in Fort Washington, Clinton or Accokeek would have been outrageous. Until we can out right get a nice home in a good area, then I'll continue to stay around here. Iscalder. I feel the same way you do about P.G. I do all of my shopping there, and my family and friends are there. It's just that at this point in time in my life it is what was best. Believe me when it came time to buy a house P.G. (bought in 2006) I was trying to find a home in P.G. didn't even want to live in Charles county at all. I still feel that way. Unfortunately I was priced out of anything under 300,000 in the area I wanted. Unless I was looking at a condo which I would have been happy with (Wife didn't want to stay in a condo) then it was no other option other then living in District Heights, (I could live there) Suitland (parts of it would have been okay) or Capitol Heights (that wasn't an option). No offense to anyone living there. It was more about the schools then the home location. I'm pretty sure now is a great time to buy in P.G.

I used to live in the Beltsville area which is relatively safe and college park, laurel, adelphi, greenbelt these are all nice places to move to. Anywhere in between riverdale and indian head is the major crime area. Im the middle of those to cities you have upper marlboro which is the heart of the city because thats the biggest city in the county and thats where certain importnat things are such as the courthouse, etc. But the further south you go the worst it gets

I disagree with the further South the worse it gets comment. I find Southern PG to be no different than Northern PG. Central PG is most questionable to me. To me it is the closer to the DC border the worse it gets. I live in Southern PG in Ft. Washington (have for 5 yrs or so now) and I find the Ft Washington and Accokeek communities to be wonderful to live in with no more crime than any other place in this region. I love bordering the Potomac River...it has beautiful parks and homes and a nice reverse commute into NoVa jobs, you can get a nice 4 bed, 2.5 or 3 bath, 2 car garage, .25 to 1 acre home at todays prices ranging from $400-$500. If you prefer older homes that would put you in a $300-$400k range. I'm a lawyer and a $300k plus household that could live in many places in this region and I am very happy here. When I look at getting a comparable home near my fellow legal colleagues at work in Bethesda, Potomac, McLean, Fairfax (where most of them live) I would need to spend at least $650k to $750k to get what I have now. I am certain I am not the norm in my area ...it is probably more like $90k - $150k households on average. Lots of retired people, govt workers and military families who enjoy the short commute into DC or to the nearby Andrews and Bolling Airforce Bases. My neighbors are mainly hardworking people that want the best for their kids just like folks in Fairfax and MontgCo. We have a large Filipino population in my neighborhood. They have restaurants here and are now opening a Phillippine Cultural Center. I love the diversity. We are a few miles from poorer neighborhoods in DC and in PG that border DC....but you cannot choose to live near the city and avoid living in a bubble away from socioeconomically diverse areas. I have no interest in living in exurbs to escape the poor and those who may not share our values. My two complaints would be #1 that we do not have all the amenities and shopping and upscale grocers etc. that my former residence of Northern VA had though I work in NoVa (FFX/Loudoun) so I just avail myself of those things on my way reverse commute home or during my lunch break. I live near the National Harbor so that has improved the upscale dining options. Dilemma solved. Complaint #2 - I never cared before because I didn't have kids but I am now expecting my first and now schools will become a consideration. That said...I have a very affordable single family house that I bought in the $250k range and to get something comparable in a better school district in FFX and MoCo I would need to have a mortgage that is more than twice that. I personally prefer the financial freedom of having a lower mortgage than I can afford and will take some of that money I am saving on a lower mortgage (that I may even be able to pay off in half the normal time) and pay for private school. If I have a choice between spending $2000-$2500 a month extra...I'd rather spend it on a great private school versus a higher mortgage. Dilemma solved.

For myself, I am in the only place I would consider living in PG and that is Southern PG bordering the Potomac river. Especially for a commute into Northern VA for work...it is the best place. If I worked in DC I might consider Northern PG....but Northern PG is too far from where my job market is. Most any corporation I would work for will be in the Dulles Tech Corridor or Fairfax.

I agree with you. Regarding schools, I am not too pleased with my daughter's public school. I think she could have learned more and her teacher apparetly didn't realize my child knows more than the teacher thinks. I am going to have to move her to a private school next year. Ironically, my daughter has clearly stated that she wants to go to this private school. She's only five. How sad.

Southern PG is the worst, as are some areas in Central PG. Yeah, National Harbor, Fort Washington (by far the wealthiest community in PG) are down there, but so is Oxon Hill and Silver Hill. The worst neighbourhoods (everywhere in PG) are the ones closest to the DC border, especially those bordering SE DC. Once you move further into the county (North, South, Central) it's not bad at all. Inside the Beltway Northern PG is probably the safest (Hyattsville, College Park, Greenbelt, Berwyn Heights, University Park).

The people flocking to PG County are actually wealthy. Charles County is now much wealthier than PG County (which is the wealthiest minority-majority county in the country). Charles County is the 9th wealthiest county in the country with a population 65,000-250,000, and Calvert is the 2nd wealthiest. So, yes wealthy PG residents are moving to escape the perceived crime in PG County.

Are you saying the areas inside the Beltway in northern PG are the safest part of the county as a whole, or the safest parts that are inside the Beltway? Because I would say that places like Bowie, Mitchellville, Upper Marlboro, Lake Arbor, etc are alot safer than some places inside the Beltway in the northern part of the county like Bladensburg, Chillum, or Landover. I do agree though that in general, the areas bordering SE DC like Glassmanor, Suitland, and parts of Temple Hills tend to be the most violent areas of the county.
