As far as I know, there are 4 builders building townhome in Howard county right now.

1) Ryland homes on east of county, the site is back to the new costco near gateway overlook plaza.
2) Shipley's Grant, right off Route 100 on Snowden river parkway by Buzzuto.
3) Enclave at Waverly Woods build by NVHomes, on route 70 west of 29. This one has the best schools but also more expensive.
4) Williamsburg Group at laurel, west side of 95 in howard county.

Since I am looking for buying house now, I went to all of those model homes. Only exception is Shipley's Grant, for some reason they don't have a model to show. They all looks very nice and big.

They're also building at 144 and 40 (between Pebble Beach and Turf Valley) - no clue of the builder but I see it every morning leaving the house. And I also see that they are still building around Waverly Woods Golf Course... such an eye sore at this point.

I'm also guessing they will start to build around Turf Valley soon (using the land from the 3rd course they sold off a few years back).

I was told that's an over-55 development.

Is this across from Kiwanas Park? A friend lives nearby and she said their community was told it was going to be over-55. That was several months ago. I guess they were told wrong.

I believe the 55+ development is over by 144 and Marriottsville Rd (a few miles west of the TH's I'm refering to). These TH's are going to be on that small strip of land between where 144 splits off again from 40 heading west. If you are heading west on 40, its right after the 144/Pebble Beach and Rt. 40 intersection on your left.

There is a 55+ in Waverly Woods which is off of Marriottsville Road. There is also a 55+ townhome community at Route 99 and Old Mill Road. The homes across from Kiwanis are going to be Luxury Townhomes. That area was once only zoned for 55+ but I think it has since been rezoned. They are not sure of the exact product that will be there though, only that it will be townhomes.

Ryan is also building 55+ Villas at 144 and Folly Quarter Road - maybe that's what you are thinking of. Ryan is also building townhomes at the Village of Dorsey Search...not 55+
