Hi does anyone know the realistic commute time to the Inner Harbor area of Baltimore from Aberdeen?

Also what are the property taxes like... i have used a calculator but it contradicts what i am reading on here.

Saying $3800 on a 400k house per year.

Any help appreciated!

That would be a reverse commute. Would you be travelling to the Aberdeen area of Aberdeen Proving Ground? If so, that's probably about a 40 minute drive to the gate, and then you'd still have to drive on base to your office. Driving to the town of Aberdeen would be shorter, as would driving to the Edgewood area of Aberdeen Proving Ground.

I would recommend living further east of downtown in Canton; you could easily hop right on I-95 and shave 10 minutes off your commute.

Also, your property tax estimate is low for Baltimore City. The rate is $2.248 for every $100 of assessed value, and then an additional $0.112 for the state. That totals $2.36. So if a house is assessed at $400,000, the property tax would be $9,440 per year. You can always appeal your assessment though. If you get it down to $350,000, your property tax rate would plummet to $8,260.

I would be living in Aberdeen and working in baltimore... the other way round.

So taxes in Aberdeen not Baltimore.

Oops! I misread the to and from. Traffic would be fairly heavy, but they are constructing HOT lanes on 95 around White Marsh that should help alleviate some of the congestion someday. You can go onto google maps and look at traffic for a given day and time of the week based on historical data. You should also consider taking the MARC train from Aberdeen. It would be a quick ride, and depending on when you travel, you might be able to take advantage of Amtrak trains with your monthly MARC ticket. Here is a link to the current schedule:

Property taxes in Aberdeen:

MD Current Tax Rates

Since Aberdeen is a municipality it also has a tax rate added to the County one. If you notice from the chart I linked the County taxes in Aberdeen are lower than the rest of unincorporated Harford but the Town also levies a property tax.

County: 0.896
Town: 0.68
1.576

Divide your assessment (which in MD is 100%) by 100 and multiply by $1.576. That's your total property tax bill for Harford and incorporated Aberdeen.

If you are in unincorporated Harford outside the Town limits your property taxes are $1.042 per $100 assessment.

You also may have some special assessments on your tax bill for trash, water and sewer, fire services, etc.

The tax rates I linked are last year's. They may have gone up or down a bit but aren't official since FY2015 budgets haven't yet been adopted.

Also, MD income tax has a piggyback on your State tax which goes to the County.

Local Income Tax Rates

So if your MD income tax is $1000 an additional $306 is added to go to Harford County. That rate is one of the lowest, most Counties are at 50%.
