Post Flipping Real Estate or Renting?

Does anyone have any suggestions about what areas in Montgomery County, Howard County, Baltimore County or Frederick County may be good for purchasing/flipping some real estate (mostly single-family homes that may need work)? Or, even good rental areas since the real estate market is slowing? Generally speaking, those areas seem to be typically in somewhat congested but safe towns with easy access to a major city by public transportation, and from my experience, are often working class neighborhooods.
