We are an excellent credit risk but cant fit in to the box conventional lenders are forced to use these days. We need to find a lender who can look at the package, not just run numbers.

I know a loan shark or two if you don't need your kneecaps. Seriously though, what type of loan are you looking for? Not trying to pry, but it usually matters.

Isn't the "package" generally a set of numbers anyway? I'm pretty sure good personalities don't count.

If you can't get a conventional loan then I can only think of three possibilities:

  • You might consider buying with all cash.
  • You might indeed be a credit risk despite your "feelings" about it.
  • Or you need to downsize / lower the amount (I assume home) of whatever it is you're seeking to finance.

I had the same "problem" and my mortgage company went out of their way to make it work. Credit was in excess of 800 with ZERO bad marks anywhere. We only wanted 40% LTV and the mortgage company couldn't turn away such a sure bet.

My problem was that I had a stated income as a Sole Proprietor. At that time (3-1/2 years ago) no one was making loans to stated incomes. They references all kinds of stuff to the underwriters including the age of my website and they also created a DBS number for my business. They went out of their way to prove the viability of my business to the underwriters and it worked.

There's more to the package than just raw numbers.

I don't know how "creative" they are, but when I got into trouble with my mortgage through no fault of mine, The Bank of Glen Burnie really helped me out.
