Where is Queen Anne's county on this list ? It may be on the Eastern Shore, still a part of the state of MD and ranked one of the wealthiest counties in the Country, let alone, the state ?

Because compared to the seven I listed it's not even close to being in the same group. Let me prove this point. I'll give you the three reasons I did not include this county.

2. The total population of Queen Anne's County is 40,533 people, that's the size of Potomac, MD, Bowie, MD, Bethesda, MD etc just to give you an idea. It's more comparable to a small city or town in Maryland than it is to the other counties in Maryland. Sorry, but size matters. Its extremely easy to make the data look as if this is a "wealthy" county when 2,670/15,315(families) = when in reality only 17% of the counties population fall into the affluent category. If we compared it head to head with Potomac MD or Bowie MD it would loose.

3. Its such a small county, it really does not contribute to the states wealth nor take any of it away. It is really too small to make a difference in Maryland being the wealthiest states, so if the county was full of poverty it would not make much difference. Here's a weighted average to explain what I mean.

1. Montgomery County 90,110 total families
2. Prince Georges County 41,655 total Families
3. Baltimore County 39,775 total Families

85% of the affluence in the state is within these 7 counties

Out of the remaining 15%

Queen Anne's County 0.009% total affluent families in the state

Or this can be said this way there are 99.91 more affluent places in the state of Maryland than Queen Anne's County.


In closing it really does not make a difference to the state of Maryland's "wealth" whether Queen Anne's is rich or poor, because it is entirely too small to make any difference whatsoever. While, i agree with your point it is a wealthy county it is not comparable to the list. In fact its more comparable to the list of cities and towns based on population size.

There is only one place in Queen Anne's county that has an income above 60k dollars

Kent Narrows $99,467 rank #25 on the Wealthy MD 100

What is the breakdown on housing Characteristics for Maryland's "affluent" by state and county? Here they are since housing stats have been thrown around left and right.

This is all very interesting data. The biggest of interest has to be Prince George's county again! I know big surprise, but this begs the question, Why aren't housing prices much higher? The county has the second highest number of affluent individuals, but the 5th highest housing totals. I wonder why? Most would argue racism, but I can prove that it is simple economics and it really comes down to three main factors.

1. School System
2. Overall Crime
3. Population Growth

*4. Job Growth

The first two (1)&(2) dictate or lead to (3). Upper class families tend to base their re-location decisions on 1. Education and 2. Crime. There is also a correlation with Education and Crime on housing prices. The effect on the housing market is that there's an under supply of "upper end" families wanting to move to the county in high numbers. This slows the overall appreciation of the high end housing market and when compared to other counties Prince George's high end housing market looks a bit depressed. It is really supply and demand. Montgomery County has extremely desired and highly sought out affluent areas because of 1. Great Education 2. Low Crime and this has lead to higher growth in their affluent areas etc. A 4th extremly important component would be job growth, which can also lead to improved (1) and a decrease in (2), which leads to a rise in (3). You can make the argument (chicken or the egg). Does high end job growth dictate what really happens? If you believe it does then the county executives should be doing everything they can to bring highly skilled jobs to the county.

Why? If you subsidize or lower taxes on companies that require highly skilled labor most of the labor will probably end up residing in the county. This will lead to an increase in higher skilled county residents. Higher Incomes and smarter children. This will also lead to a decrease in crime as prices go up and the poor and lower middle are forced to relocate. Once they leave growth continues at the middle class level and the houses of the poor will soon become thriving middle class neighborhoods.

Made a slight Math error haha should have carried over the decimal points two places. It is corrected. Makes a slight difference, but not much in my original thesis.
