Our lead option is a very nice rental home, we have a boy and a girl who would be entering elementary school there shortly if we proceed. When i look at the school digger site it ranks it as middling 3xx out of 7xx elementary schools. It shows a pattern of decline in 3rd grade plus scores. And it shows free/discounted lunch at 16.4%.

We have 2 dogs we love, which is complicating our rental search. Our lead option is nearly $5k/mo and I'm only going to feel good about this decision if we feel good about the kids public schooling option.

Our alternative is likely a split family arrangement for 1-3 months until we find an option with a better school district. Any perspective to offer would be much appreciated.

The house that Dave showed on Birch Hollow is walkable to Ft Garrison Elem.

Great suggestion. Fort Garrison gets a 3 stars of 5 on Schooldigger, and a 7 of 10 rating on Great Schools. It is in a very nice area of Pikesville, close to Stevenson.
