I actually think it is quite nice that OC hasn't allowed the rich to knock the less financially able out of their homes. Too many oceanfront towns have been bought out by the rich. Let everyone enjoy living near the beach, not only the few.

the 'Grand View' ?..we rented a condo there weekly for a while back in the early ninetys..the 'Purple Pad' was the funky little house at the beginning of 85th.

That is my experience. I would say OC grew rapidly in the early 70s during and after the Carousel was built and especially after the second Bay Bridge span was completed. I remember being kind of disappointed with the its growth and gravitated towards Bethany and Dewey beaches in Delaware at the time.

Try sleeping by a campfire on the beach in OC now.
