Not sure if the forum can help. Looking to move to SP, can someone tell me about water privileges, water rights and community marinas in Severna Park. We did explore the area with a relator the last time we were in town but she couldn't help that much.
To be more specific we were looking in the Linstead Community. And I can't find the house we were looking at but it said water rights. Is that a pier in the community? TIA

It probably means that you adjoin a river (the Severn?) and hold the riparian rights, which means you can do certain things like build a pier. That's becoming more and more difficult though.

Was it one of the waterfront properties? If so, water rights can be as NPB described above me. However, sometimes people get water privileges and water rights mixed up. Water privileges would mean you share community access with the other residents to the piers, beach, boat ramps, ect. I'd have to see the specific property's page to know for sure which one applied to that property.

Water privileged community means what cj said, the community owns water side amenities (a beach, a pier, a dock, whatever) which residents may use and nonresidents may not. That's the most typical scenario. Some may allow nonresident use for a fee, some may not all residents who are renters full use.

So that property gives you ACCESS to the water and other community amenities (Pier / Dock, Beach, Boat Slip, Common Grounds) but no water RIGHTS. Water rights are where you can actually own the water or the shoreline depending on how the deed is worded (up to a point). Its a nice community with camps for the kids, community parties, ect.
