How is this area around Hagerstown Community College? Safe? Rundown? Upscale? Appreciating?

Living right across from the College, I'd have to say it's very nice. With the hospital being built next to the medical center along with some new developments most people suspect that traffic will increase, but besides that the entire "east side" including Robinwood, Jefferson, Edgewood, are all very reputable.

You could get right on Rt. 40 and take a scenic drive to Ft. Detrick, through the mountains, every day.
Hagerstown is Washington County and cheaper cost of living - at least for now. . . because the DC sprawl continues to creep outward even farther and farther, its just temporarily slowing down due to this housing market -- you can get a very nice new home with some land here for an affordable price.

Trade off - ammenities, the commute to Ft. Detrick (and here I think you would be going with traffic as alot of people live in Washington County and work in Frederick), the work base is more blue collar there and agricultural in nature.

This area that you are mentioning is a good area and also in good school district. There are a couple of good development such as Black Rock ($660K and up), Woodbridge ($350K - $550K with good size lot and not overcrowded). You may hear people complain about the new hospital under construction, congestion, etc, but they are working on the infra structure to support it now.

Also, in 2 years time when the hospital is properly developed, you will see a significant increase of the property values in and around it. more professionals will also be flocking into the area as well.

Another good point about this area is that it's within good travel distant to all the shopping areas with several route options, and several options to the interstate.
