Anyone have recent experience with purchasing a Toll Brothers home? Specifically, can anyone share ballpark costs for structural and design center upgrades? Our development hasn’t opened yet, but base price will be around 1M....not sure what to expect after lot charge etc. Understood that sky’s the limit, but I would like to hear ballpark of these costs for modest upgrades. Thanks in advance!

Go by “the ridings” in Crofton and look at the toll brothers models. Completely smoke and mirrors. The homes and designs are quite good, but they use such cheap materials and their work inside and out lacks talent, attention, pride, skill, etc.... I am not sure what you should get for $1M, but I’m not buying toll brothers new construction. For instance open the cabinets on the 20k builtin upstairs, carefully move the drawers side to side and notice the cheap material and lame installation. Then, run like hell.

Thanks. I have visited the model home at Ridings...was shocked to see the base price of that model was 980k but it was for sale for 1.6M!! I’m sure some of that is the backyard which was nice, but 600k in upgrades and options is ridiculous. It was nicely laid out, except the basement wasn’t impressive at all. I wouldn’t have thought to check the quality of the built in, but appreciate you having done so!
