Ryan Homes in Adamstown Commons Frederick Maryland
I've read a lot of negative comments regarding Ryan Homes which is the current builder in Adamstown Commons.
I want to hear specifically (hoping some of you are out there reading!!) from anyone who has purchased a home within this development and your personal experiences.
I very much appreciate anything I get. Right now we are enamored over the size of it compared to where we are now. I'd like more information as well regarding the train, how trash in collected in the Neo Tradional section etc.

We just had a house built by Ryan Homes this year in Shepherdstown, WV.
They've fixed everything that we pointed out to them without hassle (which hasn't been too many things).
The problems we've had:
They had to install underground tubing to channel water away from the house (when the water flowed out one of the gutters, it was eroding the soil in between the sidewalk and the house). In the process of doing this, they backfilled any sunken soil and re-mulched and reseeded the front yard.
One telephone jack does not work. We have yet to contact them about this problem yet.

The only real complaint about the house is the way the wiring is set up... You can tell they try to save money ~ The switched outlets/switched lights are occasionally in strange/dumb places, the closest location to the switch in most cases (or they put the switch as close as possible to the light). There is a lack of outlets in the garage. Only ONE!! Small potatoes... though had we known it would be like that, we would have paid a little extra to have the wiring make better sense.

Have had little trouble with Ryan Homes in Shepherdstown, WV. (see other Ryan Homes thread).
I agree, don't go with NVR. Didn't seem like they were interested in giving us the best deal (as first time homeowners, I expected a LITTLE kickback) - we only dealt with them to save $$ on options. When all was said and done, the lousy interest rate and the PMI we got stuck with from NVR will probably negate (or surpass) the savings we got on options if we don't refinance soon.

Can I bring in my own lender??
I've heard nothing but bad about NVR.
Also, I'd like to go to the table and say I want $50k in incentives w/o going with NVR. How realistic is this???

Is your home a neo traditional? If so, which model do you have?

Eh, NVR isn't bad, but we could have gotten a better deal had we shopped around. Lesson learned, that's all. If they are the best deal, then go for it.
We got about 70K in incentives all for 1/2 off. Some developments have different deals depending on the urgency to sell.

Ryan's Big thing right now is offering 50% off all incentives, provided you use NVR. If you're big on options, it's a great deal. If not, then you're not seeing big value (and of course, the "upgrade" costs were inflated from the get-go).
I have heard and seen both positive and negative with Ryan. I have 2 different clients that both have contracts with Ryan right now, so we're seeing first hand how they're running, and in the subdivisions we have contracts in, they're on the ball.
The other thing to bear in mind is that Ryan is a big time builder. If they build 500 homes a year, and 10 buyers are unhappy, that's a better track record than a builder who does 100 homes a year with 5 complaints. Problem is, you're much more likely to run into one of those 10 people unhappy with Ryan than on of the 5 unhappy with the other guy.
