Default severna park for 450k?

Is this a possible mortgage in SP? What does "water priviledges" mean in the real estate write-ups? I've seen many homes near this price point but you can only tell so much from a photo. Is it realistic to think the homes are move in condition and not fixer uppers?

What community activities are there for grade school kids not linked with the schools? Summer sports leagues? Music programs?

"Water Privledges" means the neighborhood has community boat ramp/dock/beach access.

450K would buy you a smaller, older home in the Severna Park area, however the way house prices are dropping, who knows...

There is a community sports league: The Green Hornets.

I don't know if there is a local music program, but there are a few local music stores that give lessons: usually they have a music program.

Hello! I would like to introduce myself, my name is Selena Peregoy. I have lived in the Annapolis/Arnold areas for 23 yrs. Water privileges mean that the community as access to the water via beach/dock/boat ramp. Are you interested in water privileged communities only? Severna Park and Arnold have wonderful communities, if so. Both offer sought after schools, mine went to the Arnold district, and was extremely pleased. Severna Park has the Green Hornets for sports league and Arnold has the BAYS. There is a great music shop in Severna Park that offers all sorts of classes, it's called Music & Arts Center.

You can do it but depending on what you are looking for you may not get your entire wish list. I'd say you can get a beautiful but small house; or a more generously sized house that needs some TLC. One house - very nicely redone - across the street from me sold for $363k last year (it may have been $393k - I don't remember). My friend down the street had her house on the market for $450k - it is beautifully redone with high-end everything; 3BA/3BR but a small yard, and no basement/garage/attic (i.e., no storage). An older woman on my street sold her tiny cape a few weeks ago for under $350k...no idea of condition. My water-privileged house is priced at $499k but we are dropping the price this week (DM me if you want the listing link as an example of what you get for a bit more but still under $500k -- 4BR/2BA open-concept, high-end renovations w/ basement and 2-car garage but small yard and a dropped ceiling in the basement).

We also really like our realtor and I'm happy to pass along her name if you like.

We are moving because of my husband's job but we have lived here for 9 years and love it. My daughter just finished 3rd grade and we have generally been really pleased with the school. She plays cello and I've been pleased with the music program so far.
