Default Cannon Bluff (Ryan builders), Frederick, MD

Does anyone have anything to share on this community being built by Ryan Homes in Frederick? I believe it is within the city limits, but it is far out past Clover Hill (obviously annexed into the city). Does it seem construction is moving there or is the community being slowly built out? I know this is near Tuscarora Creek - which seems to be selling at a snail's pace.

Anything anyone can share would be helpful. Thanks!

Call the Frederick City (not county) Permitting office and ask the status of getting building permits for this subdivision. I know Ryan is still selling houses there but there is some kind of issue involving city water/sewer and only a certain number of permits are being released at a time for new home construction in certain subdivisions within city limits, which can delay the start of a new home by weeks, months, etc... Your best source for finding out the details and if/how this is affecting Cannon Bluff will be contacting the city of frederick permitting department yourself so you have the info first hand.

The original post is about a year old, but for anyone else using Google to lookup Cannon Bluff here is some info. Cannon Bluff is within the Frederick City limits. Trash pickup is twice a week, but there is no recycling in Cannon Bluff, so if you are one of those people who can't stand not having recycling, don't come here.

Tuscarora Creek is the failed (foreclosures & auctions, etc) community in the front of Cannon Bluff. I more or less put blinders on while driving on Tuscarora Creek Blvd. At the end of Tuscarora Creek Blvd is a stop sign, but you can only left onto Chamberlain Dr, so that stop sign drives me nuts. Anyway Chamberlain Dr is mostly rows of corn, and then finally you get to Cannon Bluff, which is thankfully separated from Tuscarora Creek by all that corn.

Right now construction is moving nicely now that Ryan was able to get the permits thing fixed in later summer of 2008. But it is about to stop again because phase one is almost finished, and the the developer still needs to develop (paving roads, water/sewer, etc.) phase two. Ryan will take your money and sell you a lot in phase two, but if you are looking for a house with the next 6-12 months don't come here.

The best reason to buy in Cannon Bluff is of course the low prices. I saved tens of thousands of dollars vs the other communities in Frederick and Walkersville. Of course that was well over a year ago, so by now the other builders might have dropped their prices enough to compete with Ryan. If prices have dropped, then Cannon Bluff is still a great place depending on how you commute to work. If you are lucky Pool Jones Road may be the fastest way to work, and that road is just fun to drive on.
