Post House Prices in Clarksburg MD

I am seeing that new home prices in Clarksburg, MD are still stiff. For townhomes which were sold at 450K last year they still are over 400K without much upgrades. Is this a good prices or should I expect it to go down? How do I negotiate when it comes to new consturction?

We looked last year at the Michael Harris homes and they were way overpriced; this August our realtor went to some bonanza of savings that all the builders were holding - she went specifically to Ryan Homes with another client. She said they didn't budge much at all. Base price still requires around 75 to 100K to get it upgraded (which is why Ryan base prices are so low) and the incentives were not all that. Obviously they are selling alright or they would be dumping their prices and running crazy incentive programs.

I would recommend hooking up with a realtor - it is built into the base price of a new home and getting him/her to negoiate on your behalf.
