Cool How is the Tribeca Camp Springs area?

Hey all, I am thinking seriously of moving into the Tribeca Camp Springs, Camp Springs MD. Looks like Camp Springs shares the same zip code as Suitland, which makes me nervous. Yeah the place is very conveniently place right across Branch Ave metro stop, which is a huge plus. But what about the general area? Is anyone already living at Tribeca on this forum, any information I can get about that area is good. Thanks.

Are you moving in the condos or the apartments? If you are moving to the apartments, take a look at the link below for information and read reviews for both complexes. The condos are around the corner from the apartments and they may or may not have the same issues as the apartments. If you're getting the condos, you're getting a good deal, as they are going for more than $100k less than when they were being built.

I know someone who has lived in the apartments since December and they're not happy at all.

Thanks Mom21, Yeah Metroplace Apartments have a dismal rating at apartmentratings.com. Seems like people are used to the robberies and gunshots heard, And Metroplace is right opposite to the Tribeca Camp Springs condo unit. I am really looking to purchase something now, but something tells me to stay away from this entire area. Or else why would the apartments be almost 100k lesser than it was first built! When I asked about why these areas have such dismal ratings, the builder sales person said, they are not allowed to talk about it. We are supposed to do our own research about that through the county. It seems shady to me.

I really wouldn't recommend the Camp Springs area, there are nicer areas in PG with good access to the metro. What are your requirements for a place to live? Price range, commute, etc... If you provide some more information we can probably point you in the right direction...

Tercel, Thanks for your input. I think I will take your advise and stay the hell away from Camp Springs. It is true that crime knows no boundaries, but why move into a county or area that has such a bad record. Thanks,

The short answer is that the developers are desperate! They started building right before the crisis and now they are "stuck" half way into the project with nobody able to get financing. They are going to have retail, medical buildings, professional offices, etc. on the lower levels... and many of the corporations that want to set up shop there have already made sizeable investments in the community. The access, the parking, and the layout of the MetroPlace apartment community leaves much to be desired but as far as the area itself when it comes to safety, crime, etc, that part of the area is a business district so it tends to be relatively quiet in the evenings and weekends. If you plan on getting a condo, I think that it would be a very wise investment because once the market comes back you will probably be able to get double what you paid if you don't like the neighborhood. Even the condos in the worst parts of town do very well on the metro line when it comes to value and ability to sell.

Good advice Ted, I am so confused as to what to do...I will be taking a drive around there this weekend and seeing whats around there and then make a sound decision! I agree with you, its such a prime location! See at one time Silver Spring used to be like this too, I think, and look at it now! Maybe something like that happens here in the next few years!

I wouldn't be confused , run, run, run......there are better places to put your money right now than in PG county inside the Beltway or near it. This is just my opinion but I'd look into other areas that are safer. IMO Good luck.

I'm not a PG-basher at all -- in fact I love the county. But I think you should just be careful about this area. The planned shopping area, "metro town center" that was suppose to be up and running by now has not materialized; most likely because of the economic down-turn. If anybody has any info as to whether or not it's still suppose to come, please post! The first signs went up for this town center in early 2004, and after 5 years, still no tangible sign of it.

Then again, even if the town center does develop, there's no telling what the area will be like. See, as an example, The Boulevard in Largo. It wasn't until the metro opened there that it turned into Teeny Bopper Thug City. Honestly I don't know one person who has anything good to say about that town center. A teenage relative of mine was discussing where she wanted to go for family dinner on her birthday and when Kobe's there was suggested, she joked "but I don't have a bullet-proof vest!"
