Default Moving to Beechtree in Upper Marlboro

Serious plans to move to the Beechtree community in Upper Marlboro. Haven't heard much about the community and am wondering what the crime reports show pertaining to Beechtree.
Is this a quiet neighborhood or overrrun with young children and teenagers?

What is the buzz about this community?? Comments will really be appreciated.

Beechtree is still very new, from my understanding it is not even totally complete, I have a buddy who lives in the townhouses there (it is huge and very nice by the way), here is my opinion:

Positives

Nice community feel (my buddy who is in real estate, has great professional neighbors)

Houses were done very good, but this can depend on whom your builder is. He went with Ryan and it turned out good, (despite their history)

Golf course is beautiful! I hope they get a tournament there soon

Right on 301, which can be a good or bad thing (good because of easy access to a major highway, bad if you don't want to be that close to a highway-for the record the houses are a good 2 miles or so off of the highway, so noise would not be a problem)

I have not heard anything regarding crime, but from my buddies point of view, life could not be sweeter there, nice and quiet, no teenagers hanging out, etc

You are kind of off the beat and path, so there are no "cojoined" neighborhoods nearby with older houses, the community is all new

Easy access to DC for working (route 4 is less than 5 miles or so away), Bowie, Brandywine and Charles County for shopping

Negatives

The nearest bad area would be peerless ave about 5 miles down the road on 301, and not bad like gun shots every night, but bad like homes are old and are somewhat of an eyesore, however if you have no business down there, dont go

A number of "cheap" motels up and down 301, however I have never really heard of these places being drug dens or nothing of the sort, just once again more of an eyesore (however the one closest to BeechTree has just been redone and looks good)

Peerless Ave. is in a neighborhood of Upper Marlboro known locally as Sugar Hill. Basically the poor area of UM. It's much smaller and less notorious now than in previous years. There were houses there that still had outhouses. Close by is Marlboro Meadows which has deteriorated over the last few years. Beechtree is very upscale, I don't know what you're paying but when houses started selling there a couple years ago low buy in was $750K.
