I have never an dI know no one on this forum have ever eatch the news and heard of violence,murders or robbings in Upper Marlboro, Bowie, fort Washington, Clinton areas. People are posting the commuinties ae getting worst then why everywhere I go in Upper Marlboro Builders are building nothin but million dollar homes that makes no sense before you criticize the entire county why don't you folks get out of the hood in pg and go into the more wealthy areas. What people have to realize is that in ever county their are poor areas and those folks that live in poor areas all ways experience violence in their community. I have a friend who live in Montgomery county maryland close to white oak Silver spring area and I am scared for my life to visit her. When ever I go to that part of mOntgomery county to visit her I hear gunshot, They have a lot of gangs and these are things I have never never witness in Upper Marlboro Maryland.

I think you make some excellent points. I live in Bowie, MD and love it. I want to buy a new home in Beechtree. Beechtree is a planned development in Upper Marlboro. What black people have to realize is nice communities don't happen by chance. It takes hard work and individual effort to make it happen. If you want nice areas in PG county, invest and work hard to make it better. Some other races view blacks as lazy, free loading, and looking for easy street. When I read some of these negative messages, it makes you wonder. Get busy and lets build PG county!!

Beechtree is a wonderful communitiyo to live and buy. The closer you are to the golf course the more your house is worth. My husband and I was looking at Beechtree. the community have plenty of entertainment for the family such as golf,community center,pool,tennis,fishing,walk trail. I am not sure but I think Beechtree will also have a brand new school and their own shopping center.

I have been living in PG county for a total of 6 years now. I am a retired military officer after 21.5 years of dedicated service. I love PG county. Like most of the many places I have lived in during my military tenure, it has both good and bad points. The key is to enjoy the good things and fix the bad. I think too many people in PG county like to do a lot of complaining and not enough fixin'. I also think the schools get a bad rap that isn't all the school's fault. The buck stops at home when it comes to educating your child, as I am sure you are aware. I am planning to build a new home in Beechtree in Upper Marlboro next year. It is a beautiful planned community with golf course, racquet ball, swimming pools. Go to www.beechtreemd.com and check it out. Black folk have to learn that other counties aren't nice by coincidence. It takes hard dedicated work by each individual in the community to make things attractive. JJ: I know you will love Beechtree. It is a community within a communty. Beechtree have everything for a family night. I know the pricing is right now but when I was looking to purchase in Beechtree, the houses were going for 900k and up.
Do you currently live in Upper marlboro. I know if I do decide to sell my home, i will purchase another Pg county.

IScalder, I currently live in Bowie. And I love it as well. My wife and I want to upgrade to a larger home. The homes in Beechtree are less expensive now, like places all over America. I just hope this oasis will continue to flourish. I just want to do my part to help it succeed by investing.

When you say the pricing is right now do you mean it has come down? Is the same house going for less now?

No not really. it do depends upon the builder in the community, their are 8-10 builders in Beechtree some build custom homes which cost more then prefab homes. You can still find homes selling for $1million and more. The builders are giving more incentives. If you purchase on the golf course your home will cost. I know one of the builder NV home call me last week and their homes are selling in the 700-800k price range while Ryan is selling in the 500k-700k price range so it depends upon the builder,location,squarefeet,upgrades of the home.
I think everyone need to see the community, Its something to see. What I do like about the community its the entrance. It feels like you are drving into a 10 million dollar community. Its beautiful.

Beechtree's entrance is beautiful. A great deal of land used for aesthetic appeal.

The Entrance and community are both wonderful and all the ammenities the community offer. I recommend everyone to take a look at the wonderful community. The community is well plan and is perfect for family entertainment such as golfing,fishing,biking,walking,swimming,racquet center and coming soon their own community center and a brand new school. Their are no communities in the state of Maryland that is so well develope like Beechtree.

This is my first visit to this forum, and I am totally shocked at the bashing PGC has received. My parents have lived in Fort Washington for over 30 years, and have never had their home burglarized, their cars stolen or vandalized, nor have they had a gun placed in their face. They live in a beautiful neighborhood, which has only improved through the years.
They do NOT have to travel 45 minutes to shop for groceries. They are 5 minutes away (by car) from a nice Safeway and Giant. There are good and bad sections of PGC, just as there are good and bad sections of Montgomery.
It is true, there are not enough restaurants or shopping areas. However, that is also changing. The National Harbor Project will bring to the area several upscale retailers as well as several restaurants, the majority of which will be exclusive to National Harbor. There will also be no fast food restaurants.
I simply had to add by two cents to the discussion. There are many beautiful sections of PGC; it depends on the area. Being predominately black, does not equate with being a ghetto. As a matter of fact, PGC has the largest concentration of affluent blacks of any county in the country.
