When I read your post it does not matter me at all. You remind me of those earlier in my career who thought long people do not need a career until they are 30 or older. I was going to ask well if you do not believe me do you need names and numbers to my doctor clients/Mortgage clients such as realtors or homebuyers or do should I give you my website so you can check it out so you can see that I am 100% real in what I say or should I send you pictures of my home just the outside but I thought about it. I no longer need
to prove things to those older then me. Its hard been young and successful because I do feel as if my neighbors think of me as this young female who do not deserve to live in this community as if their is an age limit to success.

I can kind of make out what is going on in the first paragraph, but I'm lost on what the point is suppose to be in the second one.

Good question. If her husband is indeed successful (I am way too skeptical!), I would imagine that he would want the best for his young wife. He should help her with her personal development.

Well that is why I signed up for this forum so let me jump right into it...
I am trying to find out what we can expect to pay for property taxes when we relocate from the Phila area and I cant seem to get an answer. (Dont know why its so difficult). We are looking at the Waterford community in Bowie/Mitchellville, (Maybe someone can also tell me the difference between Bowie/Mitchellville-still can get a handle on that). I just called the sales office and they referred me to their mortgage company to get an answer. If anyone out there has purchased new construction for 800 or 900+ in the area, can you tell me what you pay in property taxes?

Mitchellville is a census designated extension of Bowie which is an incorporated city.
Bowie once was an enclave of predominantly white wealth with older style homes built predominantly in the 60's. It is now mixed. I would venture to say probably 50/50 60/40 white/black.
Mitchellville evolved with newer style homes. The homes generally are pricier compared to Bowie itself. Mitchellville has always been a predominantly black wealthy enclave with Woodmore anchoring the area.
Waterford is beautiful. I live in the region and drive by to see the progress. My taxes on my property on an acre in Mitchellville is three thousand annually. I 'am however on an older property built in the 40's.
With the amenities and all that comes with such community I would guess seven to eight thousand would not be surprising. I have friends in Regency estates built in the 90's down the street from that area and they pay around forty five hundred.
I think you will love the community as there is so much more development to take place in the area notably Woodmore Towncenter and Karrington.

Thanks so much for the info. I did hear back from the mortgage company and this is the what she told me: In PG County your property taxes are 1.4% of the assessed value. With new construction, since the property has not been assessed, for the first year it would be 1.4% of the purchase price. So if the purchase price is 1.1 mil I could safely round it down to $1200 per month which is over 14K a year. It will go down slightly once its assessed. Not real thrilled with that since I currently pay 9K a year and I thought that was high.
So is it safe to say that the location where the various Woodmore communities and Fairview are located would be considered Mitchellville? Is there a geographic separation? Thanks for the help as I am geographically challenged no matter what State I'm in!

I can't say for sure what the geographical boundaries are for Mitchellville however zip codes 20716 20717 and 20721 are designated to be in Mitchellville.
The original gated Woodmore along with Woodmore south, Waterford and property along Lottsford road is considered Mitchellville. Fairwood is considered bowie. I don't know of the zip codes for that area. There is another Woodmore adjoining the Fairwood community that is considered as Bowie.
Fairwood was previously an old turf farm. It is massive in terms of the developers in that area.

Oak Creek Club
If you live in Oak Creek Club in Upper Marlboro or are actually familiar with the community, can you provide me with information about the pros and cons of the development? I would also like information about the builders. It would be helpful if you have any recommendations or warnings. I have read a lot of the posts on this forum so let me say upfront I do not want a political, economic or racial debate. I am not looking to know how much a particular poster makes per year who lives in PG County. I do not need any pro or anti PG County rants.  Thanks.
