quick and dirty - can you please help with zips??
Alright - I'd love to get responses.
If you were buying a place to buy and hold for rental in PG county, what zip/what town(city) name would you do it in?
basically I'm looking for an area that may not be the best now, but over the course of 10-20 years may be in a prime location in the future due to development. (I know, I'm asking for the impossible prediction).
Maybe those who have lived inthecounty a long time and have seen areas develop into "hot spots"??
What areas around the National Harbor look good for rentals.
I'm thinking TH or SFH that hopefully commuters and/or young families - starter homes would consider living in.
Trying to take advantage of the fact that PG has the highest foreclosure rate in the state and since the market is still stagnant the prices are trending downward. . .

You know, I spent a bit of time in Beltsville with my kids' activities, and I like a lot of what I see. Lots of good middle-class or working-class parts. I see a pretty good amount of diversity, like at and near the Fairland Acquatic and Community Center. It's not a bad area, but I suspect it will improve even more, as people look for some more affordable options in older homes. If I were looking to move, it would be an area I'd consider.

Great! I know somewhere in my brain where Beltsville is but for some reason I am getting it mixed up with Calverton area. Where is it again in relation to Rt. 1? do you know what zip code your area was in? Some cities, like silver spring, have like 4 or 5 zip codes b/c they are so spread out so I thought maybe a zip approach would make it more specific.

I would try 20707 to start. I think Beltsville (at least part of it) is near the Calverton area. The part I'm think of is not far from Powder Mill Road after it crosses Route 1. Off Old Gunpowder Road is a community -- Cross Creek or something like that -- that looked good. Also, the area near the Beltsville Library (near Sellman Rd., off Rt. 1) looked pretty good as well.

20743-Capitol Heights, Fairmount Heights, Seat Pleasant (cheapest in the county, and I do mean cheap! Were talking single family house for under 100 K)
20784, and 20785- Landover/Landover Hills (also cheap)
20748-Temple Hills (possibly the next cheapest)
20745-Oxon Hill, Forest Heights, close to Nat. Harbor and in some parts you may find a good deal

I believe it is 20704 and 05. Sorry I didn't post that. I just latched onto the 20707 because I live there, lol.

You may want to consider Mt. Rainier, although I don't know the zip code. Perhaps Edmonston as well? The Post just did a piece on a new "green" initiative in Edmonston.
