Default Land Cecil County/Northern Eastern Shore

I currently live in Nottingham Pa right on the MD border(Rising Sun,MD) I've been looking for land in PA to build but can't find anything affordable. MD seems to be a tiny bit cheaper. Can anyone recommend areas in Cecil County or the Northern Part of the Eastern Shore like above Galena. I've been down to Marydel, MD and I really loved the scenery on the drive down but looking at land around those areas, the land was also really expensive.

Ideally, I'd like to build a home. I want to find a plot if land without livestock or building restrictions so no subdivisions, which is all I can seem to find. Another option is to find a really small cheap lot to plant fruit/nut trees on to harvest over time since i don't have space where I currently live.

Does anyone know where I could find affordable land in this area?

I have 2.75 acres in Rising Sun that I would like to sell. It has been subdivided from a 10 acre parcel. I sub divided the 10 acres in 2007 making one 7.25 acre parcel and one 2.75 acre parcel. I have constructed a rustic lodge like home and new 2000 sq foot barn on the 7.25 acres and the sub divided 2.75 acres will be sold. It is heavily wooded and on a private lane. There are no builder tie ins. The surrounding neighbors (there are 6 others on the lane) own between 5 and 50 acres each so it's very private. Because of Maryland's desire to maintain its woods, this acreage can be lceared to some extent but not totally cleared for planting. the land is already perked, so construction of a home is feasible there. Can you elaborate on your budget, i.e. what you hope to spend on the land and if you have the resources to buy it? Land is seldom something that you can finance. Have you considered a budget or projected a size and plans for the home construction?

I'm really looking for cleared land. And I have no savings so I won't be buying anything soon or anything at all if I can't finance. I'm always amazed at how some peopel can have 50 to 100 acres and I have to scratch and claw for the one acre I have with came with a 130 year old home in terrible shape.

People had it pretty darn good back in the day when land and real estate prices weren't so high compared the income levels back then.

I wish you the best of luck. For the record, this land of mine was purchased in 2005 and subdivied in 2007. So, not so long ago.
