Default buying new home in ayer

guys, we are planning to buy a house in AYER,MA...pls need inputs regarding this...any info will be appreciated....thanks in advance

Hi valerie,

Thanks for the reply. We are looking for a single family home to buy around 400k. We saw couple of new constructions in Ayer which are affordable ..but we don’t know much about the town and schools…I need some info about the area and school systems? Another important question is will this make sense investing in developing town. I heard about the town that it is investing millions in the school systems and we saw some constructions on the sandy pond road we heard that there are totally 150 homes are under construction. We are first home buyers and need lot more info in buying a home. Actually we are living in Shrewsbury, MA. The single family homes are more expensive in and around Shrewsbury…we can get a decent town homes …but we heard that town homes wont appreciate much when you sell them( not sure)

suggest me weather I have to consider town homes in Shrewsbury, Westborough, Grafton, Southborough, Northborough, Framingham, Natick? or a
Single family home in Ayer, Marlborough?

The choice of whether to buy a single-family or townhome is really something that is specific to your family, is more of a lifestyle choice. Townhomes offer convenient living-you don't need to do exterior maintenance, etc. which may be the best option for someone who has neither the desire or ability to do these things (of course you could always hire someone in that case) Townhomes are all the rage right now, but I think that's because they are more affordable, and offer more square footage than a garden-style condo.

What will keep it's value better? A single-family I always consider to be the best investment, because you as the owner, can decide if you'd like to make an addition, change the color, plant a garden, etc.

Do you have your heart set on new construction? For some people, that's the American Dream. For other's, a resale home (especially in a market like the one we're in now) can get you some great values AND solid quality construction from the "pre-particle board" days.

Being first time home buyers, you should know that there are a number of programs that may be able to help you. And I just checked the MLS for the Ayer/Groton/Littleton area. Plenty of single family homes for well under 400K

Is there a reason you're buying new construction instead of something a little older? Most first time homebuyers here don't buy new construction because it's so much more expensive than the typical starter home (a mid-century ranch). You can really get a lot more for your money in an established neighborhood if you're willing to look at something a little older.
