I agree on the snootiness factor and that there isn't much for young people. The surrounding towns are better and then you can just go and visit Newburyport and use its facilities like parks, good hospital, cute shops, nice library, places to walk, grocery stores.

In_NewEngland, which towns do you think are better? Not sure of the school situation/quality in Newbury, Rawley, etc. Does anyone have experience?

You don't want to move to Rowley if you ever want to be outside in your yard. We built a new house in Rowley, had a half acre of land, and due to the mosquitos, could not use our yard. Walking from the car to our front door, my legs would be covered black with them. I couldn't wait to move.

Not to mention, neither Rowley nor Newbury fit your wish of a "vibrant, walkable downtown".

It is very hard to reconcile the wish for lots of land and privacy with being close to town and having a newer, large home. Especially in a historic town!

Wondering, though, if you looked at all in the Joppa area of Newburyport. I don't know your budget, but you mentioned you live on an estate in CT, so this might give you a similar "feel" - it's a newer home than the historic homes, half acres of land, garage, water view, walk to town, bike to the beach.

There are others, but just a sample of what Joppa offers.

Another thought - what about the South Coast of MA? Marion, Mattapoisett, South Dartmouth are supposed to be lovely, and I think prices much lower than the North Shore of MA.
