Springfield MA, whats wrong with it?
Why is it so cheap in the southwest portion of the state? I know there has got to be a reason. Are there any towns that are ok out there?

Springfield is known for their gangs and all that gangs bring with them (crime). That is why housing is so low.

Springfield has some fantastic homes. The problem with the city is decentralized crime zones. Theres no one bad area, theyre all spread out. One street has beautiful Victorians. You can get 4000 sft in perfect condition for less than 200k. BUT the next streets in either direction are crack houses and hookers. There are some areas like 16acres that are pretty immune from that effect but over all its a small area compared to the whole city.
Right now the city is foreclosure heaven or hell depending on which end you're on. Over 40 percent of real estate transactions this year have been bank buy backs. If you have cash you can get a whole lot of house for cheap.
The city is financially strapped so they are charging for everything they can think of. Didn't mow your grass in a month - 100 fine.
Still I know people who have come up from the bronx and say the worst parts of Springfield are like the best parts of the bronx. Its all relative.

Springfield has a couple of tough neighborhoods, as does any big city, but overall it's a great place to live (I speak from experience, lived here for many years).
The city is no longer broke, that's old news. Budget is balanced, money in the bank, new mayor just elected. Great museums, and really great park system.

If Beacon Hill remembered there was more to Massachusetts beyond 128 or 495, Springfield might be in better condition today.

Recently was looking at a house in the Forest Park area of Springfield. Anyone have any idea what that area looks like? Is it in the city, outside, and is it in a bad area? I realize there's not just one bad area to most major cities but... just want to know if anyone has seen that neighborhood. I live near Boston and haven't had a chance to see the home first hand. Would really appreciate feedback if someone is familiar with the area.

Forest Park
The Forest Park section of Springfield has some streets that are beautiful and the homes are well maintained. There are areas that adjoin Forest Park that can be questionable. You really need to see the house and the street and the adjoining areas. As you will read in other posts, Springfield is trying to turn around. The city has many nice neighborhoods. If I were looking for a home, I would probably look in the Sixteen Acres section near Wilbraham and East Longmeadow. Also, as you look at the homes, the older home can be lovely, but is the home updated? Is the heating system new? The older home with alot of square footage can be expensive to heat with gas or oil.

Thanks Gregs. You're definitely right about having to see it. Fortunately the house is listed as having been completely renovated (which is rare in a historic district) but I do appreciate your help and feedback.
