I live in Lynnfield and my wife is an elementary school teacher here, I would be happy to answer any questions.

I said it before and will reiterate once again, 100% of Lynnfield is on septic systems but has municipal water.

Thank you-yes I understand I would probably have to deal with septic, wells, and oil heat but what other costs are not covered? For example, our taxes are sky high and include garbage and recycling, and sewer charges but we have a well and that is on us. Also do many install pellet stoves and the like due to high cost of oil?

Where I live garbage is not included in taxes but is billed separately by the water/sewer department. You will probably pay much less in property tax than you paid in NJ on a similar sized property, but the tax rates do vary by town. You will also face an excise tax on your car(s) which will vary based on how old the car is and the book value.

Regarding pellet stoves - they're more common here than they are in NJ but they are not commonly used as a primary heat source. If you are willing to make some compromises, you should be able to find a home you like with gas heat. Oil heat is much less common than it used to be.

Lynnfield has municipal trash and recycling pick-up, there is no additional charge for that. I would say at least 1/2 the town is covered by natural gas service. In general, the overall tax burden in Massachusetts is considerably less than in New Jersey.

Thanx for all the helpful info! I have been looking into schools in the above areas and was surprised that there are a good amount of catholic and private schools in the area. They seem to have great enrollment also. Do many choose private schools because they are not in great districts? But it does seem that the schools, in general, are very good. Here, we have had many catholic schools close due to low enrollment--but then again our taxes are higher. But some of the private schools in ma are very high--even with lower taxes it has to hurt. Is the whole private school arena tied to getting into bigger name colleges?
I was also surprised to find that if you want full day kindergarten, there is a pretty high cost and a lottery to get in. In NJ, districts either have half day or full day and some private schools thrive with full day kindergarten enrollment.
