At the time you the lease ?
My occupancy is two months away. I am trying to negotiate to with landlord that I pay first month during signing of lease agreement( next week) and last+security when I get the keys. Not sure if there would be any specific laws , but renters what is the trend you see? I mean who hands hands out non interest bearing ( except security deposit) montsh in advance ?

I think once you hand over the security deposit they must deposit into the interest bearing account right away. I've almost always given all deposits at the time I sign the lease (admittedly usually only 1 month in advance). In theory it would be great to hold onto the money longer but in practice, I usually just want to secure the apartment in a competitive rental market.
Your negotiation sounds reasonable, if your landlord agrees that would be great.
