Get a bit more creative as you have plenty of time to think about this.

If your not going up (tearing off the roof and adding a second level) your going to need a foundation..

The one thing you Don't wanna do is add a new septic system..There are ways around that. How many bath rooms do you
currently have?

100k is outrages to pour a foundation and build a master bath..

You may as will build a new house if your considering getting a new septic system and spending 100k..all for a MB..And I'm not talking down to you, just trying to be helpful as there are ways to save money if you get the right contractor who knows the ins and outs of the business.

Maybe spend some $$ on an architect and tell him what you want to do, and how u can avoid a new septic..

And NO you wouldn't have to leave your home to have an addition placed on the side.

thanks! we are thinking master bed + bath as far as the addition. We would prefer to expand to the side so as to keep the benefit of the ranch w/o stairs- nice to hear you don't need to leave.

as far as the septic- from the town architect, i understood we would just have to add a chamber, not replace the septic, which im hoping will be relatively inexpensive. (although i have not looked at pricing for this.)
