NCwannabe. Good luck I hope you get it sold. Im just so frustrated because i had it on with a realtor for 3 months back in April and not one single showing. Then i put it on myself for 5 months and I had 10 showings but no serious people so I decided to go with a realtor again. Now 1 1/2 months later still not one single showing. I know the market is bad right now but I would think I would get at least a showing. Keep us updated on how you do. Mindy

You mentioned your home is in a small town, is your home near Hanscom AFB by chance? I'm moving to that area in 5 months and I'm looking to buy a house somewhere near the base or at least within a reasonable commute (which I would say no more than a 30 min drive).

Bama, I am 39 miles from Hanscom, and it is all highway. Not sure if that is too far for you or not. Many folks in town commute that far or further. If you are interested in at least seeing pictures of my home, let me know. I have created a nice brochure and would be happy to email to you. We are on a great lot in a very desirable neighborhood.
Our timing is similar to yours as we are looking to move in 5 months.

In this market, you would be foolish to not use a broker. FSBO homes and "homes with issues" might sell swiftly in a good market, but this is not a market where anyone should kid themselves that they're going to save money by selling their houses themselves. Go ahead and try it if you want, but I wouldn't waste more than 30 days on the FSBO scheme. Also ask yourself if you're going to save money by letting your house sit on the market for 1-2 years.
* Broker's have the clients that are buying in this market (usually transplants). FSBO sellers do not. Houses are not selling because the market is just bad now, but the few houses that do sell are going through brokers.
* Broker's can and will trash your listing to their would-be buyers if it means the broker stands to lose a client commission. Multiply the likelihood of this happening by 50 in our current market.
* The website you're considering using has a reputation for low quality listings and many of their listings are just flat out tacky (ie. cheesy renovation jobs).

For everyone complaining that their realtor isn't showing the place... In most cases, there are simply no clients to show it to. I will agree that there are many brokers out there who just don't know how to make it in a down market.
Probably the best broker you can get right now is someone who worked as a broker during the last down market, or else someone who has 5-10 years experience and isn't desperate with their own financial situation (ie. they're not going to bypass showing your house because they don't have gas money).
Another thing to consider is how complicated a home sale can become in a down market. An experienced broker knows how to handle the common objections and make a potential sale work out, whereas a non broker really doesn't know to hammer out a deal. Sales can and will fall through over the dumbest things and an experienced broker can usually tap into the psychology (or just psychotic behavior) of the potential buyers. A good broker can also deal with the inexperienced broker who might have the buyer client.

Thank you. Just need to get some traffic and it should sell. I just put the for sale sign up last Sunday and sent out my brochure to the community. I have had a few interested parties already and 1 showing. I plan to go to MLS in another few weeks (if need be)
BTW, did you see interest rates this past month. Down about 3/4 of a point. That is huge. (not to go off topic)

Good luck to you! If we sell in a few years, we will definitely try to sell it ourselves first. I just can't see paying a realtor $25,000 to sell our house. In my opinion, that's ridiculous.
