I don't know if it's the weather or the fact that the market is SO slow but i'm feeling a bit down today about my house. I know it's only been on the market for 14 days but i thought by now i would have some action. is there something wrong with it that i'm just not seeing Single Family Home - Lakeville, MA, 02347 - Realtor.com or is it just this dreary weather and I just need to have some patience.

Hi I too am depressed today about my house and the weather doesnt help. Mine has been on the market since last April with a total of 12 showings. Alsmost a year with only 12 showings. I posted earlier asking peoples opinions about my house and they gave me good advice. I know how you feel mine has been on for 1 1/2 months with a new realtor and she has had no calls. She said my house needs to be updated because it has all wallpaper. Im not about to spend lots of money to update it when people are going to walk in and low ball me anyways let them take that money and change the wallpaper. Patience, Danielson. In this market, it takes time. It took me 2 realtors, and over a year to sell my beautiful, almost new house on 2 acres of land in a wooded cul de sac right off route 2. And we had our house very underpriced for its worth as we really wanted to get out of Massachusetts.
A lot of houses being built, many people moving out of state, the market has been saturated and it is a buyers market. All you can do is make sure your realtor is working hard on your behalf, you are priced accordingly, and you have patience. best of luck. it will happen in time, I promise! |

I see that you need better outside photos of the house front, perhaps some better interior photos, and if the kitchen cabinets are pink as they appear in the photos, I would paint them a different color to match the kitchen. If your realtor hasn't made any suggestions and you can afford a professional "stager" (ask them for estimates first), it's an EXCELLENT investment. No, I'm not one! I just see what a difference it makes as a buyer when everything looks "put together" well, and when you live in a house, you often can't really see what buyers see. It's good to have a fresh eye. Have you compared your house to the other houses for sale in your area? Your competition will be a factor. That plus the fact that many people feel that the housing prices are too high in MA and will be coming down in the future.

You won't be able to do much until Spring Surfin -
Not trying to be negative, but in the middle of the winter after the Holidays is the worst time to sell. You should have more activity late February if the weather holds. As you get some warmer weekends in March, things will pick up. Some advice: 1)Take a new photo of the front of your home 2)The photos of the basement are odd- I'd probably eliminate the ones of the staircase and just keep 2- one of the bar and another angled shot 3)Pink and blue is probably one of the worst combinations for kitchen colors. Invest the $200 and get paint and supplies at Lowes Also kitchen ideas- I would get new laminate counters at Lowes, repaint the cabinets and the wood paneling- all neutrals. You might also consider giving $2K as an appliance credit or closing credit because the appliances seem outdated. Remember- kitchens and bathrooms sell! I would say total investment would be about $1500 if you are frugal to tidy the kitchen up, but it would probably add alot of value and allow you to hold steady at that price. You might also take the kitchen photos down asap if you do decide to spruce it up. Besides that- I would say, just be positive and hang in there. My best to you and good luck! |
