Anyone know a good site to check for long-term rentals (2-3 mos) on the Cape?

Had been checking VRBO but most are weekly, so way too pricey.

The people who rent out their home weekly will often have over 80% occupancy even at their summer rates. 2-3 months is not considered a long term rental on the Cape if you are thinking of renting for just the summer. For example if a place rents for $1800/week, it will still fetch $5-6k as a monthly summer rental. You need to sign a 1-year lease if you are looking for a reasonable monthly rate. You may get lucky, but the odds are against you.

There is a reason many year-round residents move out of their home in the summer to cash in. This reminded me of an article I read in the Globe many years ago:

You won't get much of a break during prime months if any at all.

Most people that end up renting their homes to one person or family for the summer still have their cleaning people come in weekly as they would if there was turn over so their costs are the same. It allows them to keep an eye on the house and be confident it is kept up to their expectations.

You're going to pay premium price for the areas of Falmouth we discussed on the other thread. I would expect minimum, 12K per month for a small house. The further you move away from the water and downtown the cheaper it will be. I'd suggest calling a real estate agent who can guide you better and let you know if your budget is realistic for the area. They may suggest another town.

I rent on VRBO and for most part I only give breaks on monthly or summer rentals to the right type of people.

I had a rich couple with one child where husband and wife were professionals in a snooty Manhattan coop who put in lease no overnight guests. I gave them fourth week free and free utilities

I had a recently divorced dad with several kids who wanted place for month while he had custody No discount at all and in fact I did not rent to him. If I knew him I would have but I am rolling dice big time. 95% of Men I know with three kids wife goes out for afternoon house is trashed. I cant even imagine a month. I might rent to him for one week as how bad can it get. But a month. No way

Prices vary dramatically depending on the town you're interested in and what time of year. Between May-September almost everything is weekly rentals on the Outer Cape; there are some seasonal rentals that run the 4-month summer season, starting around $7000 for a small studio.

Like a poster said above, talk to a real estate agent in the town you want to live in and go from there. Almost all of the year-round and cheaper seasonal rentals go by word of mouth. You pay a premium going through an agent, but you're also more likely to find something.
