If they want to make a commission in the extremely competetive Cambridge real estate market, they will need to be on top of their business.

You didn't mention trustworthiness, but it's important for you to do proper research and verification of anything real estate related. Realtors can sometimes play fast and loose to try and close a sale.

I'm interested in renting rather than buying. Agreed research is important in both Hoping to use this thread as part of my research.

Doesn't matter - it's more important to research when renting. They figure renters are less informed than buyers.

Don't trust a realtor about anything "the landlord promised them" about the place, or anything "the previous renter told them" for example, basically you can't count on anything about a rental that isn't written in the lease

So you're just saying you can't trust any realtor? I was looking for something a little more specific and relevant to this particular realtor than that.

The rental business in some markets especially the more urban ones is incredibly cut throat. I try not to dip my toes in that pool too often.

I'm not going to do my Stone Cold Steve Austin imitation and tell you "DTA - Don't Trust Anyone!" The advice you got about "get everything in writing" is good advice. I've heard too many stories about what can happen when you don't.
