Htfdcolt, I think just the school rankings, from the info I have. Otherwise, you could find a great home for 700.

$400K doesn't get much in Woburn anymore. People looking the the $700K area are the ones priced out of Burlington, Stoneham, and Reading as people priced out of Lexington, Winchester, and Andover are looking at those first towns.

I know someone who bought a nice house for 399k in woburn in fall of 2015. Im sure what you can find in the 400k range is limited these days.

Its not possible to live in Burlington or stoneham with 700k anymore??

I also know someone who recently purchased in andover in the 500k range.

It's possible but it depends on what you are looking for as I noted earlier:

Braintree or Milton.

Right in the Redline to Central Square and lots of 2BR properties within your budget, due to the variety of housing stock.
Strong public schools.
Easy access to the city via the SouthEast Expressway and Dorchester Ave/Lower Mills.
Healthy diversity.
Braintree has a movie theater as welll as SouthShore Plaza.
The Blue Hills.
Easier Access to Providence/Foxborough/Cape And Islands.

But yeah i would choose milton or braintree over woburn or Burlington in a 2nd
