There are a number of recent threads on Mansfield Mass. I have recommended a move to Mansfield as being one of the best with route 495.
After a 30 minute tour this past week, i am giving Mansfield a Down grade. Like a stock.
The Mansfield downtown looks nice but than i toured about a 1 mile radius of downtown of Mansfield to see what i could see; really looking ghetto. Still mostly White so dont misconstrue 'ghetto' means black. Almost looks like i was in a bad section of Boston. Saw lots of rental properties. Across the MBTA railroad station a HUGE MONSTER city like apartment building complex has gone up. About 5 stories up, Kinda looks like a Stadium.
So Downgrade for Mansfield today. Still a tad above the communities to the East of Mansfield but downgrade
So driving through an old farming town with an area that has not been gentrified earns a community a downgrade? Using that logic, I can provide you with some addresses that you can drive through to reevaluate and give it an upgrade.
Old farming town? With a place called "glue factory pond", signs warning not to eat fish caught in local bodies of water, and something a person would call "a ghetto" absolutely seal it as an old industrial town.
Mansfield is my home town born and raised, not sure why anyone would rank it all that highly in the first place. Development in the town doesn't seem to have any over arching plan. The apartment complex is terrible because it ruined traffic flow on North Main St. and took parking away from the train station, not because apartment complexes are terrible. Main St. also needs to get rid of on street parking, in it's current state it is not a nice place to walk around and with out it being a nice place to visit local businesses will suffer.
While I think it has become too populated in recent years, it is the same Mansfield as always. It always had it's rental neighborhoods close to downtown.
Like a stock, I still give Mansfield a "move to', however and as i mentioned before, saw some run down, 'booming car stereo' type area around the downtown. However the downgrade was for the MONSTER, HUGE,URBAN, city of New York type, New apartment building across from the Mansfield railroad station
For over 5 decades plus, the train ride into Boston from Mansfield has been a very likeable, pleasurable, quick, commute into Boston.
The new urban monster Mansfield apartment building,yards from the station, is going to turn the Mansfield to Boston ride into a miserable, overcrowded commute into Boston.
Thus the downgrade.
*If you want to move to or live in Mansfield but the train ride commute to Boston is not a big deal.Than it is not a big deal one of the charms of living in Mansfield is gone into history.

As someone that regularly takes the 7:44 direct to Back Bay, the commute by train is already miserable and overcrowded before anyone at Mansfield even boards. The speed of the trip also doesn't change because more people get on. Also in the grand scheme of things, the people in those 81 apartments aren't necessarily going to take the exact same trains. I also highly doubt will they fill up all that quickly with the low end units costing $1550 to start.

Didnt know that, "the commute by train is already miserable and overcrowded before anyone at Mansfield even boards". I took the Mansfield stop somewhat often in the 80s,early 90s, and it was a nice ride while the other Train stations in the state, passengers were packed in like sardines including standing all the way to work. Guess the commute by train , Mansfield to Boston is no longer a town charm.

Incidentally, many high priced apartment complexes opened in Brockton in the 70s,80s. They are all run down section 8 housing just about today.The point being: dont let high priced apartment complexes fool ya.
Name one other town around 495 that gives you a 25 minute or so commute to Boston during morning rush hour. That 7:45 express train to back bay by 8:10 is awesome.

I lived in Brookline Coolidge corner for 6 months. Commute time:Trolley Took at least 25 minutes to get to the Back bay. What, 2 miles. Not including waiting for trolleys.
