Default Agent Issue

Tough question for you fine forum folks. On Saturday, we finally found the perfect place in Andover, had pretty much everything we were hoping for. We asked our agent to do a market analysis for us because we really liked it but weren't clear that we wanted to make an offer. Found out last night that the seller received an offer hours after we had a viewing and it went under agreement yesterday. Does anyone think we should get a new agent based on his not contacting the seller's agent to check on the status of the property while preparing his evaluation? Really appreciate the advice.

No. Even if your buyer's agent asked the listing agent to notify them if they had another offer come in, or that you were thinking about presenting an offer, the listing agent is under no obligation to wait for you to do so.

While it's true that a listing agent who receives several offers all at once will likely see if they can drive the price up, many times if an agent has one strong offer on the table, they won't hold out to respond to that offer on the chance that another buyer may come in with an offer. "A bird in the hand!"
