Make double the average for the town I want to buy a house in and still can't afford a nice looking home larger than 2k sqft.

Those figures seem rather low. Maybe that's adjusted income?

Was going to say, I could barely afford a shack in the town I "should" be living in according to that list.

Looks right to me, considering all the retirees on fixed incomes and baby boomers who bought 30 years ago who could never afford what they have if buying today. You also have to consider non-earned income like SSI that I don't think is included.

Provincetown is different. The three people I know who live there, are ~50 year old retirees who bought a house there and work in little shops. Their incomes are all around $8-15k a year... however, they came from suburbs like Canton, Braintree and Wakefield so they were well off. They use to make 150k, now they are in for a simpler life.

Kind of like how Nantucket's is $91k ... everyone I know who has moved to Nantucket had made over 100k a year, just a lot of second homers and ones who are on that simpler life style.

Most of the Cape & Islands towns should be low. Retirees + seasonal service economy + high dependency.

Surprised to see Ashland so high. Littleton is also higher than I thought. Though I do think these numbers are somewhat out of date.

Places with a higher ration of recent home buyers will usually skew higher than older more settled communities. You need big $$$ to buy in most of MA today, not too long ago you didn't.
