Interesting read. Its amazing how far some towns have gone down in terms of values. Carlisle has dropped in the rankings quite a bit.

One issue with just looking at medians is the data is more subject to swings in the mix of homes sold. If it just so happens that a greater % of high end homes were on the market then it skews the median upwards.

For example it has Wayland at 12% growth for the past year. I suspect a lot of that was a change in the mix.

The zillow home value index adjusts for the mix issue and uses a different model.

Basically in the last 10 years the highest growth is all urban, no one wants to deal with the worst traffic in the country. Interesting that Chelsea Revere and Everett are near the top even though values are half as much as Cambridge, Somerville and Boston. Basically urban was the theme whether it was a million dollar Cambridge house or a 200k Chelsea one. I will say too that many of the SFH selling here in Somerville (especially East) are under 1500 sqft and need major rehab.

A couple of lady friends bought in Chelsea ~8-10 years ago and both love it. Their places cost about half as much as they would now. Good commutes for where they work too.

Greatschools lol. I think I linked to that Medford school that outperforms Natick already right?

The schools in Medford and Somerville are absolutely amazing. Parents are pouring in trying to get their kids in the highschool.
