Right before I moved back to Waltham last year from Newton I was neighbors with someone who was paying nearly $3,000 to rent HALF a house there. I was paying about a third of that as I found a deal that was amazing. If it was still available I’d still be living there, but I found something not too bad in Waltham.

For me personally I think about $1500 not including utilities is my absolute limit. Since things less than this are getting harder and harder to find people in my age range or even younger need to save up to buy because these rents seem like they’re never falling. Anything more
than that I think you should just buy a house/condo even if you have can only afford one with a heck of a commute.

I wouldn’t pay over $1500 anywhere really. That’s just for me personally as a single individual. If it was split between more people then maybe I’d even rent that half house in Newton. But for a studio or one bedroom I’m not going over $1500. Right now I pay a hair below $1300, but I’m sure it will go up if I decide to renew my lease (which I probably will).

Anyway, there’s a reason I don’t live in Chestnut Hill

I was renting out my 800sf 1BR Condo on Revere Beach for $1500/month back in 2015. If I still owned tha property today i would rent it for ~$1.8k+. That place was very easy to rent out. Plenty of demand.

Where I live now, renting a 2br would run me 2000-2500/month for a no frills unit in your basic apartment building.

I saw a 1BR listed for 1325 last week in Lynn.

Some areas do seem to being seeing some rental relief.

I for one am shocked at some of the rental prices that I am seeing in places like Lynn, Chelsea and Lawrence. I am seeing 3 bedroom apartments in Lawrence going for $1700-$1800. Lynn $2K for a 3 bedroom. Before purchasing my home almost 2 years ago I was renting a deleaded 2 bedroom apartment in North Andover with 2 kids for only $1000. That was a deal that you rarely see. I lived there for almost 8 years because I was not willing to pay outrageous rent for a 3 bedroom apartment. I know pay a little under $1900 mortgage for a 3 bedroom single family.
