This is all highly subjective, but I would say based on the towns discussed on this thread, "desirability" would go: Bedford/Lynnfield, Burlington/Reading, Wakefield/Wilmington, Tewksbury/Billerica.

So, it makes sense that the latter groupings have new homes within budget, and the former do not.

As an aside, schools may not be an "issue"... But for resale, location and schools should absolutely be a major part of your criteria.

Reading, North Reading, Wilmington, Woburn, Wakefield, Bedford, Andover, Lynnfield, Stoneham, should all be considered

Agreed, particularly in an environment which looks rather 'peaky'.

Mediocre school districts which aren't desirable urban centers get absolutely hammered during price down turns. Anyone who was around for '01 or '09 knows this much.
