the only thing i can think is the road looks like it's a cut-through. all the neighboring plots look like commercial use.

agree it's v low for melrose

It definitely seems low for Melrose, but it's BARELY in Melrose. Here's the house on Google Maps, and here's the Melrose zoning map. You can see from both maps that the town line bisects the large warehouse building directly across the street from 302 Penney Rd. And you can see on the Zoning map that the property looks to abut the Malden city line (bottom right hand corner of the map, just above the "155"). It's also a few hundred yards from the Revere and Saugus city lines.

While the property itself looks pleasant enough, I'd be pretty concerned about the potential for significant commercial or industrial development immediately adjacent to my property and also having almost zero say in the matter.

Not a very aesthetically pleasing road. Looks like your front view is of a commercial property. Also looks very dark with leaves on the tree.

Very true but people were tripping over each other to pay $700K+ for similar cr*ppy locations just a few months ago, looks like the reality of much higher interest rates is finally starting to sink in.

Penny Road is a crappy road that is in a no man's land between Melrose and Saugus. Lots of illegal dumping in that area because it's outta sight/outta mind so far as Melrose is concerned.
