Peabody made that list in the past as well. Maybe 2018 or thereabouts.

I'm a (west) peabody resident, and there are a number of things that the city does offer that makes it appealing such as a low tax rate, and low cost of utilities. The city has it's own electric plant, and the cost of water is cheap compared to surrounding towns as well as the location with easy access to Rt 1, 128, 95 and 114.

Of course, there are also things I don't like about the area as well, hence my desire to move in the next 5 years or so.

Point is that nobody has ever "flocked" to those towns in the past. The only reason people would buy there is because they couldn't afford the surrounding towns, or they grew up there. Fwiw, I know people from both who couldn't get out fast enough. But it wasn't meant as a slight towards people who currently live there, I just think it's criminal the money people are paying right now to live in towns like those.

It depends on where the office "is". Work at Dell in Hopkinton, I don't really see an issue.

Many people are only going in once or twice a week if that. It boggles my mind that people still don't get that most haven't returned to the office full time.

This is how towns change-no one was "flocking" to Hopkinton 25 years ago and look where it is now. As people get priced out of areas, they discover others. To me what's criminal are the prices people are paying to live in the name-brand towns thinking that will guarantee ivy league entry for little Johnny.

Hence "if they start getting forced back into the office" in the original comment. It's far safer to assume people will eventually go back than that they won't ever go back, and given we're talking real estate here, people are pinning long-term trends to their purchase.

Well we're we are at now I don't see it happening anytime soon. And again many people are on a hybrid schedule now forever otherwise they probably wouldn't have moved.
