Default Salisbury Beach

I am curious as to what is going on with the redevelopment plans for Salisbury Beach in Massachusetts? Is this on a back burner now because of the present drop in real estate everywhere? I am living out of state now and I am in the dark about what has been happening. Will be moving back to MA in about a month and down the road thinking about that area of MA.

I'm not sure about any upcoming projects, but last time I was there, it seemed quite rundown. It's a shame, it was a nice place to take a vacation in the late 80's/early 90's.

I had heard that there were plans to do the waterfront over and now have not heard anything else about it. Have tried looking on internet but cannot find info on that project. I think a plan to revitalize any waterfront is a great one.

The amusement park area is a disgrace these days THAT area hasn't changed one bit! Still run down and shabby looking as ever, unfortunately. The homes and condos/townhouses along the whole length of the beach frontage? Are absolutely amazing these days! Big big bucks are being poured in to them by the property owners and quite a lot of them are just SO stunning. They're absolutely magnificient to cruise through there now. OH, such gorgeous upscale, high high end work that's being done to these properties along the water these days. It's actually about time, because to a lot of us that live on the seacoast, it's making the topography & landscape of it all over there easier on the eyes to look at now a days, especially when you cruise through there! The shabby run down places are actually far and few between, believe it or not! Oh, they're still there, BUT they're not as prevalent & shabby as they once were through there, due to the clean up by so so many of the other property owners that live all along there!

There is also, as you drive heading out of Salisbury toward their town center, right along Beach Road, a huge townhouse development called the "Atlantic Breeze". They're really nice too, and I might add? They seem to be selling them like hotcakes because you hardly ever will see a "for sale" sign for too long on them! We even went to their open house to see them when they first built them. They're a great size and the amenities are ideal for this new development, I loved their "florida room" idea, they're awesome! They're extremely nice, here's their site so you can see what I mean:

I don't think Salisbury will see Casino's or any high end Hotels along Salisbury Beach, I'd be very surprised, as a lot of us would IF this ever happened down the road! Because a large and I mean a large number of people do NOT want casino's along the coast of New England at ALL and they absolutely are all pretty adament about this issue around here. It's actually to bad! I'm all for it myself, but it's a waste of time even debating it in this neck of the woods of New England, trust me! We always felt that it would bring revenue to each individual state, but the other side of the coin? SO many are opposed to it it's not even funny.

The Salisbury Beach State Reservation area which is NOT located where the amusement park is? Is absolutely beautiful these days! They have a beautiful boardwalk along the sand dunes leading down to the beach with a couple of neat pavilions and a fantastic newer type of playground/area for the kids, their campground area is set up so nice now. The Redevelopment Plan for the main beach where the amusement park is? This "once" stunning beach is and evidently has been discussed quite a bit by SO many in the town! It will really be SO neat if they change the lay out of it and get rid of the amusement area completely, don't you agree? That shabby look of it HAS to GO! I have to tell you, they seem to be working hard with the master plan of it all over there these days.

It'll be interesting if this great idea they have comes about!

Firm bids for unified beach plan
Year-round, mixed-use vision for historic area

A real estate firm is seeking consensus among property owners along Salisbury Beach on the concept of a common, coordinated redevelopment effort for the historic area.

RE Commerce LLC has been seeking agreements with more than 70 private property owners in Salisbury over the last few months to join in the collaborative approach to revitalizing the beach, according to Norman Beaulieu, a member of the firm. He said once those agreements are finalized, which he expects shortly, the firm will begin discussions with the town.

The effort, which was initiated through conversations between RE Commerce and the Beach Coalition, a group of Salisbury Beach property owners, is still in its formative stages. But Beaulieu said the eventual goal is to devise a comprehensive master plan for a mixed-use, year-round development. RE Commerce would then execute the master plan.

The targeted redevelopment area is the approximately 20-acre section of beachfront that was included in a beach overlay district adopted by the town in 2005.

"There is great history to Salisbury Beach," said Beaulieu, who grew up in Topsfield. "And working with the coalition, together, we think we can bring back that grandeur with a comprehensive plan."

RE Commerce is the real estate development affiliate of Thompson Design Group Inc. of Boston, whose principal, Jane Thompson, also a member of RE Commerce, brings prominent credentials to the effort. She and her late husband, Benjamin Thompson, originated the idea for and designed Boston's Faneuil Hall Market Place, and brought in the project's developer.

They also did some of the early design work for the waterfront portion of Newburyport's downtown renewal. Her design firm specializes in downtown and waterfront revitalization.

"I don't think anyone has tried something this ambitious as a community collaboration," she said of the Salisbury Beach effort. "It's driven by the idea that if you collaborate and pool resources and land, you get a much better result for everybody.

"It's open and everyone is involved and of course that has its own complexity," she said. "But when we can actually get to the starting line with all the agreements, this will be some sort of breakthrough in how a really sensitive and important area like this can be planned and rebuilt."

The initiative by RE Commerce and property owners comes amid other efforts to bring new energy to the landmark beach, which has seen a decline in recent decades. Those include Town Meeting's adoption of the overlay zone, which was aimed at spurring a mix of housing and commercial development. An overlay zone allows uses in addition to those permitted through the underlying zoning.

The town is also set to move shortly into the design phase of a project to build a 450-foot-long boardwalk in the commercial area of the beach.

Christopher Reilly, Salisbury's economic development director, said the town has not been involved in what he said has been private discussions among the beach owners and RE Commerce. But, he said, "Certainly the redevelopment of the beach is a priority and we want to support any interest in doing that in a responsible way.

"The town would want everything to be quite transparent and allow for public input, so that it is a very open process."

Beaulieu said that RE Commerce plans to shortly begin discussions with the town -- which also owns property in the beach area -- and that the firm fully intends its planning process to be a public one.

"We have to work closely with the town and very much want to work closely with the town to create the master plan, and to create this concept of 'one beach, one vision,' " he said.

The overlay zone is bordered on the south by Ocean Street. It extends north to Shea Street and down Central Street and the southern side of Old Town Way. It stretches west from the ocean to a municipal parking area on the edge of salt marshes.

Beaulieu said the idea of creating a unified redevelopment effort grew out of discussions he had with coalition members earlier this year. He had been introduced to one of the property owners by his father, Dick Beaulieu, a real estate broker in Salisbury.

Beaulieu said that in its meetings with property owners, the firm has found "very overwhelming support" for the concept of a coordinated redevelopment of the beach.

"What we are looking to do is to create a vibrant, year-round community," he said.

"There is a need to do it in a very comprehensive way."

Thanks for the info on the beachfront. We also looked at the Atlantic Breeze about a year ago and were impressed with them. Right now we are living in CO and will be coming back to MA end of month. We will be renting for a bit in N. REading but are considering buying after our lease is up. Salisbury has been an interest to us that is why we are looking for feedback.
