It might be best to call up your town hall. I don't see why you couldn't have roommates. I guess some towns might have rules on the books restricting the number of unrelated people that can share an apartment or dwelling, but those rules are never enforced. I think that as long as your roommates or tenants are well behaved, park their cars properly and don't offend your neighbors, you'll be fine. But for instance, if there were regular loud student parties, then your neighbors might complain to the police.

OK, thank you for your positive advice. Nowadays, many people needs to find ways for extra income and my property is huge. However I was afraid to offer the rooms. I will call town later...wish me luck!

You might also only want to list your rooms with a college housing office. You could even specify only grad school students. Or maybe you could end up with a visiting professor. Listing your rooms with them should be free.

I will, believe my place is really nice close to beach and great amenities hopefully nearby students from Salem State would be interested. A professor would be even better ah?. I was thinking to post it trough craigslist too. Thanks MIU!

The only problem with craigslist is getting too many responses. And with that in mind, don't offer your rooms too cheap. If you really like an applicant and they can't afford your asking price, then you can decide to lower the rent or have them help you out with the chores as compensation.
