Default Cost of homeowner's insurance on the North Shore? Antique house

Hi,

We're negotiating on an antique home in the North Shore. It's been modernized and brought up to code, but parts of the original building date to the 17th century. I know MA has funny insurance laws, and my wonderful, national company does not write policies there. All the local insurance agents are closed on the weekend.

Two story house with about 2700 square feet. No outbuildings. Is this going to be crazy money? My idea of typical home owners insurance is $1,000 a year.

Some companies may not want to touch it because of the age of the house (I know mine wouldn't), but there are so many older homes around here I don't think you'd have problems getting it insured.
Maybe you could find out from the current owners who they use and what their premium is?

Sorry to hear about the local closed agents! Go to Fred C Church or HRH and see if there is an agent locator - they'll definitely have Saturday hours. You don't need an agent in that town per-se, just a carrier who writes there.

The agent can do a few things for you: give you multiple quotes and also investigate discounts that you're current carrier may not offer; most importantly a discount if you have both home and auto insurance.

Carriers will likely write the house, it may just be expensive....they're are much more concerned about houses along the coast and Cape than older homes, I think, since we have so many of there here in MA

My insurance was not that much on my antique-maybe $1700? It was 2100 sf with a barn and a pool which required extra insurance. I don't remember how much we were insured for though. I do know I got a break because there was a fire hydrant in front of my house and I lived very close to the fire station (about 1/2 mile).

Find a good local insurance agent. They will know who to insure you through.
