Default calling all cape cod residents

Wondering how much is the average taxes on the cape and homeowners insurance? thinking about moving there but wondering if i can actually afford it.

Hi jmfikucki

You would have to narrow down the area with regards to the taxes. I live in Sandwich which has the highest tax rate on Cape Cod. Homeowners insurance is pretty tough right now. A lot of the companies have dropped coverage of the cape.

We live in Falmouth and pay $3600 for a home that is assessed by the town at $700,000. Having lived in Weston, MA for many years, the taxes here seem relatively mild. The tax rate in Falmouth is $5.25 I believe.... As the other post mentioned, however, homeowner's insurance is getting tough on the Cape as insurers worry about flooding despite the fact that there has not been a lot of flood damage to properties on the Cape for many, many years -- plus, all the attention to global warmimng and rising sea levels, although much deserved, is not helping... There are several grass roots groups which are attacking the insurance industry so they may have an impact, but one never knows... We do have insurance, but we pay quite a premium for it....

Insurance coverage depends on how close you want to live to the water.
I live in a 350K house in Barnstable and pay about $900/year. I live a good five miles from the water. My friend lives in a home of the same value, but she lives less than a mile from the water. Her insurance is $1600/year.
Friends who live on the water either can't get insurance, or have to pay dearly through a program sponsored by the state.
